After 28 years working as a GC in South Florida doing land development, multifamily, commercial, industrial and government buildings with a total cost of $92.3 million he was convinced that estimating is about knowing construction. Coming from the field and having had to build projects and have dealt with all the context and execution challenges that come with construction he used any opportunity to study drawings and plans and walk a jobsite with a contractor and watch how plans and specifications are transformed into a physical thing.

Construction projects can be complex, his approach was to stay organized through the quantity takeoff following the steps of building the project just as the contractor will: from the ground up. With the help of quantity takeoff software, he highlighted drawings as he moved through “constructing” the project.

Costs from previous projects and estimates: the best place to look for cost data was his last job. Also, Published cost data: provided by independent sources. Ravinet maintains an extended Cost Data Base relying on data from subs and suppliers. He validated his own costs and costs he received from all other sources. Keeping consistency throughout the project made it easier

to check that the Estimate was complete.

The sweet spot of efficient estimating is in the convergence of these three factors that overlap. To be successful and achieve an accurate construction cost estimate quickly, he needed to combine his expertise with powerful industry software.

Realistic cost estimates can leverage the power and the speed of estimating. Software and application of know-how confirm and improve the final economic results of a project.

Prior to a new construction build or renovation, cost estimates were used to evaluate information for facility or business owners, contractors, architects, engineers and project managers. All of them rely on the cost estimate to determine project feasibility, funding, logistics and other required resources. Estimating software helped avoid human error and accelerates the estimation and got high-quality estimates out the door quickly. BIM was helpful to coordinate conflicts in structure, mechanical and electrical systems.

Ravinet’s was often an integral consultant on a project during the design phase.

An accurate Context Scope represented the real-world circumstances that surrounded the proposed building. “Gut checks” ensured that the owners could be confident in every estimate.

Value engineering was optimizing the initial and long-term investments, seeking the best value at the lowest cost.
