REAL ESTATE CONSULTANT – Craig & Crete Constructors, Las Vegas, NV, April 2007 to April 2008. Consultant responsibilities included all marketing material production and generation, internet marketing, target market mailers, new business strategies, contract administration, event coordination, and special market incentive packages. This position involved custom residential homes, commercial tenant improvements, and new commercial building. Duties included land acquisitions, new property research, event planning for new property introduction, RFP contracts, contract negotiation and generation, budget spreadsheets, bid organization and tracking, proposal coordination and entitlement research knowledge.

LAND ACQUISITION CONSULTANT – Engle Homes, Las Vegas, NV, 5/04 to 2/06 (Engle Homes purchased Trophy Homes. Tousa Homes, dba Engle Homes in So. NV was the 12th largest builder in US and largest commercial builder in Europe). Consultant responsibilities included the research and presentation of land for the company to purchase, prepare land/financial proformas, market research reports, corporate land tracking reports, and land packages for the Corporate Office. Conducted Land Acquisition meetings with Board of Directors and local senior staff. Supervised entitlement paperwork of new land and reviewed all proposals and contracts. Acted as the liaison between the local engineering firms and corporate attorney. Responsible for the development of strong relationships with various large landowners within the valley for the builder’s benefit. Arranged assemblages with land owners and land trades/sales with other local builders.

LAND ACQUISTIONS, Trophy Homes, Las Vegas, NV 1/04 to 5/04. Responsibilities included the research and presentation of land for the company to purchase, prepare land/financial proformas, corporate land tracking reports, and land packages for the Corporate Office. Conduct Land Acquisition meetings with local senior staff. Supervise entitlement paperwork of new land and review all contracts. Act as the liaison between the local engineering firms and corporate attorney. Was asked by company to work for them while I was taking care of dying mother; I accepted position.

LAND LEASE MANAGER, Western Outdoor, Las Vegas, NV 5/03 to 1/04. Responsibilities included all marketing activity of current land leases, acquired new land leases, and the management of all client accounts. Prepared all land lease contracts, market research reports, land acquisition reports, and accounting reports for land lease team. Management skills included supervision of a site surveyor team and a land lease specialist/administrative assistant. Management of Customer Service program, which was developed 3rd Qtr. 2003. Performed all pubic relations duties between builder industry and landowners. Left company because Mother was dying of Cancer. I took care of her for 1 month before her passing 2/2004.

MARKETING DIRECTOR, Distinctive Homes, Las Vegas, NV, 9/02 to 5/03. Responsibilities included all marketing activity of new home communities, HOA management, media placement, public relations, brochure creation, copywriting skills, and training/sales programs. Possessed strong media relationships within the Las Vegas Valley. Prepared and approved all purchase orders, handled all sales/marketing department accounting activity. Handled all escrow and customer service duties when department understaffed. Provided President with Land Acquisition duties.

LAND ACQUISITIONS, KB HOME, Las Vegas, NV, 8/00 to 9/02. Responsible for writing/assembling all land research functions, and quarterly market research packages sent to the corporate office for approval. Produced various land and market research reports and land packages to the Corporate Office for approval. Aided in HOA duties and programs. Production of GIS maps for Las Vegas Division and corporate projects.
