Consultant to architectural, developer, pension funds and contractor clients for projects ranging from Country Archer Jerky Company, Sea Food City Markets in California and Hawaii, and two high-rise mixed use apartment buildings, 23 and 32 stories. Both were LEED certified and over $200 million in projected costs. Work included entitlement, accounting, permitting, budgets and schedules along with project management during construction. Senior Project Manager, responsible for the day-to-day management of all aspects of the construction project including schedule, budget, trade awards, change orders, work scopes, buyouts, reviewing with DSA/SBCUSD/Architect, conducting project meetings, preparing meeting minutes, and managing the relationship with the SBCUSD/Architect/Designer for two groups consisting of eight schools for modernization and renovation budgeted at $31 million for the San Bernardino City Unified School District and other clients.

Senior Project Manager with the Parson’s Project Management Team in support of the Naval Facilities Engineering Command Southwest (NAVFAC) Capital Improvement contract for Camp Pendleton Marine Base and other locations. QA AND QC Certified. Projects totaled over one billion dollars and included a Naval Hospital, Daycare and Wounded Warrior Counseling Center, K thru 8 schools, BEQ housing and various infrastructure to support the command and staff facilities.

Wd Partners, Inc. Irvine, Ca. December 2006 to May 2009

Western Regional Manager for an international architectural firm stressing integrated solutions for multi-unit clients with offices in the US, Mumbai and KL. Directly responsible for the construction of 42 Home Depot stores throughout the Western United States and Guam (the largest Home Depot ever built.). Responsibilities include coordination of the client developers, RE managers, civil and geotechnical engineers thru due diligence and entitlement; establish and direct BFD meetings with the authorities having jurisdiction to establish permitting and local regulations affecting construction; together with the client PM’s qualify and select the GC’s for bidding and awarding of contract; supervise the drawing of the CD’s by establishing the architectural team, setting dates of deliverables and coordinating the civil and architectural plans; responsible for all RFI’s, design changes and directives during construction and monitoring and directing the process for scheduled punch walks thru closeout. Projects range from $25 to $50 million, over 100 thousand square feet and a construction duration of six months.

Maisel Presley, Inc., San Diego, Ca. January 2004 to July 2006

Director of Construction with overall responsibility for retention and supervision of architect, sub-contractors, superintendents and project managers, as well as various in-house trades. Total of twenty two projects, 4000 plus units, in the conversion of apartment buildings into luxury condominiums. Total cost of construction exceeded $200 million dollars. Responsibilities included supervision of six project managers, twelve superintendents, 140 in-house personnel and the overall supervision of development, architectural design, and preparation of budgets, sub-contractor selection, bidding, schedules, and all phases of construction from permitting to closeout.

Architectural Construction Services, Costa Mesa, Ca. June 2002 to January 2004 Senior Project Manager as client representative in construction management of tenant improvement work for Home Depot, The Gap, Limited and Office Depot. Ambitious (remodel usually required closing portions of store) and aggressive (time sensitive) remodel of stores ranging from $3 million to $12 million. Duties included supervision of ten construction managers throughout US, Canada and parts of Mexico in the budgeting, scheduling and coordination between client, architects, contractors, mall representatives and local building departments. Directly responsible for the remodel of 200 Home Depot and 58 Banana Republic, Gap and Old Navy stores. Clients also included Office Depot, Staples, Victoria’s Secret and NAVFAC MID ATLANTIC military construction management.

400 room luxury hotel addition and remodel, $15 million, Hotel Playa, Mazatlan, Mexico

80 single family homes and four mixed use commercial centers totaling $16 million,

WinDave, Inc. in San Bernardino, CA

Commercial projects involving ground-up and tenant improvement for shopping centers, restaurants, medical (OSHPD, Title 24) and professional office buildings and Military Construction Management experience for projects at El Toro Marine Base & Los Alamitos Naval Air Center. Construction costs ranged from $5 to $10 million.

Construction experience also includes while with the Hacienda La Puente Unified School District and the Los Angeles County Superintendent of Schools; responsible for the overall construction management of three major middle school reconstructions and two high school additions. Duties included performance of program schedule QA/QC and updates; create contractor schedule, approve submittals for conformance with contract, review critical path, cost loading, and schedule content. Weekly and monthly reporting to school board as well as field inspections, review with Department of State Architect representative and local architectural/engineering firms to resolve all construction conflicts.

Adjusted thousands of property insurance claims involving millions of dollars in commercial or residential loss.
