TI / Renovation / Seismic upgrade of existing 13 story historical (1909) 135,000 sf. Building. Project value $100+MM

Design, planning with client, architect/engineers and two investors.

Managed the build-out of 170-unit hotel w/ rooftop bar and event spaces.

Conducted weekly site location meetings with the general contractor and stakeholders.

Conducted weekly OAC meetings on site.

Managed and processed PCO and CO process and approvals.

Review, approve/or deny general contractor and architect invoices.

Managed project budget and schedule.

Project was placed on hold due to developer and building owner conflicts. However, project started back up and with punchlist and designer detail modifications. The beef of the project was under my management to this point. The hotel is currently open after its shutdown due to Covid-19.

Multi-phase warming program.

Successfully partnered with Starbucks Coffee Company in development and launch of the company’s first outsourced project management initiative to roll out on a multi-phase warming program in 500+ Norther California locations leading to a nationally implemented program for over 1,200+ stores.

Developed and managed total budget of $5.9MM across 325+ locations through phase 2 of roll out.

Efficiently drove store specific scope development by performing initial site survey, ensuring accuracy and delivery of as built, and partnering with Starbucks store design team.

Partnered with client to identify sites not suitable for program roll out and provided feedback on opportunities for improvement.

Facilitate weekly update meeting with JLL project managers, and various Starbucks partners from existing store construction, store operations, finance, and food services to provide status on specific location successes and opportunities and discuss overall program needs.

Obtained documents, clearances, certificates and approvals from local, state and federal agencies.

Developed and drove RFP process to engage new general contractors to support warming program.

Managed contractor bidding process by location to deliver the most competitive bid to client.

Overall negotiations recognized a savings of 5%, or $230K of total budgeted general contractor costs.
