• Reviewed, analyzed, and approved ALTA/ACSM surveys and condominium plans to clarify current information and their sources, revised and amended conditions required to close real estate transactions concerning negotiations related to utility locations, property boundaries, easements and right of ways; also disclosed disposition of any existing or additional encroachments, easements or lack thereof for supplemental completion of marketable title report.
• Determined and escalated solutions to complex violations of the subdivision map act i.e., illegal lot splits, lot line adjustments, land locked parcels, street/alley vacations, public access to public resources etc., making amendments permissible with conditional certificates and certificates of correction or compliance. Also corresponding to management, attorneys, realtors and all principals involved.
• Examined and searched short and long chain of title for residential and commercial properties in multiple counties, abstracted and researched city, county records and other real estate documents to produce and cure any existing title clouds and sustain buyer and seller needs for extended liability title insurance policies.
• Property site inspections both commercial and residential to sketch, photograph and gather measurements of existing encroachments, ROW/Easements, utility locations, non -conforming set-backs, driveway access, adverse possession and boundary line disputes.
