>Maintanence tech for the Condoplex Monitoring Systems and programming technician for the Mira Villa property and its integral security system the CEO of Lambda passed away in December of 2014)**The company was dismantled as of Jan 2015 and I had promissed the Mira Villa HOA I would work for FSR, and stay on as a stopgap to prevent any interuption of the system operating in its normal manor until the Condoplex Co.was able to aquire and train a new company locally as an authorized dealer for maintanence and programming.That has now come to fruition. FSR provides general property mtc.services for light landscaping, electrical,lighting,painting,major janitorial services that are deemed too costly,and the repair of anything needing attention upon the property,also effecting repairs and services via local licensed contractors.

>My participation in the FSR service to the Mira Villa HOA includes: Research and testing of a special door closer designed for the decorative wrought iron security gates on the front of every building in the community,the sourcing of these parts,and the final installation,to prevent damage to the lock strikes on the gates from slamming.(many alignment issues)

>These same closers were also used on all of the common area pool gates built of metal.

>Retrofitting and rewiring 48 street lights within the communty to use LED lamp technology,converted from 250 watt HPS.

>Conversion from 65 watt halogen lamps in ground lighting around the property (125)309 Hubbell to a more energy freindly 9 watt led lamp.

>Replacement of flourescent emergency exit stairwell lighting with battery back up where needed (to meet code),and installation of a test unit for the common area general front stairwell lighting,an led type weather proof fixture,to reduce the hazard of water when the upper decks are being power washed for mtc.These were originally installed with standard indoor flourecsent t8 fixtures.

>The new LED fixtures were approved by the HOA board and are now being installed (84)in the front stairwells(105)in the rear stairwells by a local electrical contractor.

>Also responsible for all mechanical locks and door closers and reliable operation of same on entire property.
