Plumbing

Oversee building’s plumbing for 600+ residents

Performs residential and light commercial service calls to diagnose and resolve plumbing issues

Studies building plans and inspects structures to assess material and equipment needs, establish sequence of pipe installations, and plan installation around obstructions

Inspect/monitor/diagnose plumbing issues in building and building units

Maintain and repair utilizing required tools

Repair or replace plumbing fixtures, pipes, valves, and sink cartridges

Electrical

Guarantee building mechanical and electrical systems are in working order

Inspect outlets and gauges to ascertain that power is being used at capacity

Refurbish and replace all faulty outlets and bulb replacements

Safeguard electrical schematics to ensure compliance with safety regulations

HVAC/PTAC

Conduct standard inspections to diagnose system malfunctions

Maintain, and repair HVAC/PTAC systems in residential and commercial settings

Upkeep with building HVAC units including filter replacements, as needed

Test thermostat controls and sensors to confirm accurate system operations

Maintenance and Repairs: Perform routine inspections, maintenance, and repairs on HVAC, plumbing, electrical, and mechanical systems to ensure they are in optimal working condition

Ensure all on-demand operations run smoothly and reduce the breakdown of negative effects

Carry out 15-25 work orders per day while ensuring safe working conditions

Completes projects as assigned by the Chief Engineer, Engineering Coordinator or Director of Engineering

Checks all electrical, lighting, and temperature control systems to ensure they are functioning properly at all times

Perform preventative maintenance on a daily, monthly, quarterly, semiannual/annual basis

Patrol grounds around the building and parking lot for environmental refuse

Completes appropriate records associated with work performed.

Read and interpret equipment manuals and work orders to perform required maintenance
