Facilities Maintenance Manager

Manage and administrate the facility maintenance management program (CMMS) HxGN. Keep track, assign to maintenance technicians, and close out when completed the work requests and planned scheduled maintenance. As the facilities manager, I coordinate with quality, safety, production, and sales department any needed equipment shutdowns to minimize down time for the production of the windows products. I also take action and organize any outside contractors to assist with jobs that need specialized trades to made additions and/or upgrades to our facility. I also keep in contact with the warehouse leasing contact when any concerns that can be covered through our CAM account or the leasing company account. Chief Stationary Engineer

Currently the building manager/superintendent for the HPD headquarters, I supervise eight multi skilled personnel to perform operations, carpentry, plumbing, mechanical, and housekeeping work for the HPD headquarters. Receive proposals and take appropriate actions to submit service release orders for approval. Make call outs for contractors on major repairs and upgrades of the building and equipment. Make inputs on necessary repairs and proposals to be within or under budget for financial management. Manage twelve service elevators and four garage elevators and make required calls to contractor for quick and timely repairs for minimum down time. Work on personnel’s schedule and time off approvals to have adequate coverage for the 24hr operations of the building. Interact with various assistant chiefs of police and police officers for proper security and personnel satisfaction that work within the department. Provide training to multiple personnel in the Metasys operations and controls for building efficiency. Manage one 800 kW diesel generator, one 100kW generator, and one 75kW generator. Interact daily with HPD personnel to coordinate work requests in a timely manner and ensure safety concerns are handled accordingly.

Start, stop, and operate a 5 MW solar turbine to provide additional means of heating and electricity to the buildings of the hospital.

Operate multiple Methodist Hospital buildings using Continuum and Metasys (CPO-10) programs to operate buildings automatically. I am currently one of two crew leads maintaining York chillers, Electric boilers, HP steam boilers, Mc Quay chillers and the associated equipment necessary to maintain the buildings with the proper cooling and heating systems for patient and doctor's satisfaction. Coordinate with contractors, work orders during the required inspections and maintenance requirements. Order supplies as needed for office and equipment using MARS system and submit P.Os. I maintained a detailed working program of all equipment deficiencies within the Work Center. As the Work Center Supervisor I would use the Current Ship’s Maintenance Plan (CSMP) as a daily working document for the scheduling of any maintenance actions not included on the PM schedules.

Scheduled weekly Work Center maintenance and supervised its proper accomplishment.

Ensured the status of Work Center planned maintenance was correctly reflected on the PM schedules.

Ensured the Division Officer and division LCPO/LPO were advised of all 3-M System activity within the Work Center.

I maintained an adequate supply of 3-M System materials within the Work Center.

Ensured prompt reporting of all material deficiencies and completed maintenance actions as required.

Ensured all 3-M System documents submitted from the Work Center were correct, legible, and promptly prepared and submitted.

I ensured maximum use of PMs as an aid for training personnel in maintenance procedures for equipment within the Work Center.

Ensured 3-M System Work Center files, publications, MRC decks, Tag Guide Lists (TGLs), and EGLs were complete and current.

Reviewed MRCs and promptly submitted a PMs FBR whenever maintenance requirements were not fully understood, errors were believed to exist, maintenance requirements appeared inadequate or excessive, additional coverage was needed, or performance of the maintenance requirement would cause a hazardous condition to exist.

Ensured PMs covered all equipment in the Work Center. I maintained an accurate and current List of Effective Pages (LOEP) by comparing the documentation with the actual equipment configuration. I submitted PMs Feedback Reports when changes to the LOEP were required. Submitted configuration change requests when appropriate.

Ensured programmed Periodic Maintenance Requirements (PMRs) scheduled for ship’s force accomplishment were completed and reported in strict accordance with the PMR, if applicable.

I ensured proper testing and inspection of work done by outside activities prior to job acceptance.

I ensured delivery of test and measurement equipment and other portable support equipment to testing and calibration Work Centers as indicated on scheduling reports.
