Portfolio Manager, Asset Management Oct 2023 – Current Overseeing a portfolio of 97 assets (8,200 units), recently acquired in two large scale portfolio transactions, and managed by ten various third-party property managers (TPMs)

• Supervising a team of two asset managers and one analyst.

• Leading the implementation of selective portfolio wide initiatives directed at improving portfolio performance.

• Working with asset managers to produce KPI goals, cash flow projections, and business plans for each asset. o Advise leadership on assets for potential refinancing, dispositions, rehab, and LP buyouts.

• Identifying assets to add to Watch List and guiding asset managers and TPMs to resolve challenges.

• Working with lender to release repairs escrow and replacement reserve funds to support the portfolio’s debt service payment and cash sweep – approximately $2.3 million submitted to date.

Asset Manager April 2022 – Oct 2023

Responsible for a portfolio of approximately 3,150 units across 34 communities in the West coast (CA, NV, AZ, TX) and KY. Assets include Project-based Section 8, LIHTC, and mixed income properties. Manage assets in all stages from pre- development to stabilized.

• Crafted and presented business plans and worked with property management partners (affiliated and 3rd party), compliance, development, and construction teams to execute and meet financial and operational goals. o Perform detailed review of monthly financial package, rent rolls, and other operating metrics in comparison to annual operating budget, proforma underwriting, and projected cash flows.

• Responsible for all external communication and compliance with reporting and other legal requirements for the portfolio. Established strong working relationships with investors/syndicators, JV and nonprofit partners, and lenders/servicers.

o Conduct site visit inspections to properties regularly, including attending external stakeholder visits.

• Repositioned a watch-list/special servicing asset through staff replacements, security enhancements, annual rent increase of $500K via RCS, and additional capital investment of approximately $600K. All in close cooperation with internal executive team and the equity investor.

• Review applicable legal documents to develop a strategic plan for each asset including LPA, guarantees, reserve agreements, regulatory contracts, and loan documents. o Final approval of external reporting, year-end audit, surplus/excess cash calculations, waterfalls, and distributions.

• Authored and implemented policies resulting in company-wide consistencies, greater transparency, and better- informed decision making on - property inspections, unbudgeted expense approval, audit review, property management call agendas, HAP contract tracking, cash advances, and REAC preparations.

• Team Development:

o Supervise and provide hands on guidance to assigned analyst. o Created and taught training on monthly financial analysis and audit review.
