Independent building owner - San Leandro, CA

January 2022 to Present

Currently I'm the on-site property manager for the 19 unit apartment complex that I live at in San Leandro and another smaller townhouse complex down the street with four more units. I'm in charge of maintaining each buildings property on a daily basis and I'm always on-call 24/7 for whatever maintenance repairs and concerns, that any of the tenants might have.. The main objective though, is to always make sure that all available open units, get all the necessary work or upgrades immediately took care of, with whatever remodeling and repairs might be needed, so the vacancy time stays at a minimum and then we can focus on finding new tenants to get moved in and remain to keep all revenue at the highest possible level. While I've been a independent self employed handyman for over 20 years now and can usually I can usually handle most of the repairs or upgrades that are needed, occasionally for the larger size jobs, we will then sub out the work to one of our usual vendors. Currently the buildings owner is selling both of the properties, so this is a good time for me to try to find something else now, because I was informed from the current owner, that the new buyers will most likely be using a management company that already oversees all of their other properties needs.
