ESTIMATOR:

* Estimate and direct all aspects of commercial, industrial, public works, and tenant improvement projects.

* Read and interpret blueprints, bid documents, and addendums. Prepare bid forms, scope letters, and bid proposals listing bid items, breakdowns, clarifications, inclusions, and exclusions.

* Prepare and submit computerized bid cost proposals.

* Conduct pre-bid negotiations with suppliers and subcontractors to secure direct quotes from lighting distribution entities, power distribution entities, emergency generator distributors, fire alarm and security alarm systems subcontractors, energy management lighting control companies and underground utility vaults supplies.

* Review subcontractor and supplier bill of material scopes.

* Perform pre bid job site walks to evaluate existing site condition conformation to bid documents.

* Conduct bid follow-up with general contractors to negotiate projects.

* Consult on electrical engineering and design regarding changes and cost proposals for design build projects.

PROJECT MANAGER:

* Prepare submittal documentation, follow-up for approval.

* Negotiate and purchase project quoted items and extension of estimated material take off.

* Participate in pre-construction meeting, job site inspections, and coordinate scheduling.

* Implement requests for information, change orders, revised drawing, and delta changes.

* Collaborate with foreman to comply with job documentation procedures, recording daily events, and progress, backup for change orders, T&Ms, and records for labor/material disputes, manpower, and weather conditions.

* Document support for change orders claims and time schedule extensions using daily reports, job diaries, project correspondence, and photographs.

* Follow-up on project completion, including punch list items, furnishing as-built drawings, operation manuals and close out documents to gain release of final project retention.

* Maintain client relationship through project warranty period.
