I developed a dual degree program while in the Master’s program between the College of Architecture and the College of Engineering. It was for Architecture and Construction Management because I believe that the professions need to work together to be able to deliver quality projects on time and within the budget constraints without the need for Value Engineering.

Office Experience:

Worked as a draftsman in Architectural Offices for five (5) years.

Now qualified in AutoCAD, PowerPoint, Adobe Photoshop and Previously proficient in Primavera scheduling software.

Consulting:

As a consultant I did a photo documentation study on the spalling of a pair of fourteen (14) stoey residential towers in Los Angeles and the process to assess the problem by writing a Scope of Work, writing the Requests For Qualifications (RFQs) for different firms, and then collected the Requests for Proposals (RFPs) as well as way to cost effective and efficiently assess the damage on the individual balconies on the (196) units. We had a 98% cooperation rate.

Worked on the committee to repair the old roofs on the building and to oversee the work which included removal of saturated insulation with new insulation panels and new silicone roofing.

Most recently I was on a committee to evaluate and select the Structural Engineering Firm to design a structural engineering seismic upgrade and informed the other committee members as to exactly what the project entailed to complete and the areas that will be affected. Worked with the Geotechnical Engineers to perform soil tests and structural tests of the existing structure to verify the conditions.

I also did a Post Occupancy Evaluation (POE) plus forty (40) years to assess the needs for upgrades such as an emergency generator to power the sump pit pump to keep operating after a power failure, as well as the need for new chillers and boilers, retrofit of the garage elevators that had been damage after flood, a new security system that uses key fobs to restrict access to the buildings as well as a security surveillance system with memory and finally a comprehensive plan to rehab and restore the exterior as noted above.

Quality Control Inspector:

I worked for Stanley Structures and during my time there developed a tracking system for the individual pieces to assure that defects were identified and corrected before the plant on the way to erection at remote locations throughout New Mexico.

Quality Control Inspector:

I worked for a Construction Company in Texas on a job for the Corps of Engineers on Sheppard Air Force Base performing quality control and also responsible for drawing the As-Built Drawings on either velum or mylar reproductions making corrections to show the as-built conditions based on Change Orders and on-site observations.

Safety Officer:

As the on-site Safety Officer, I was responsible for maintaining a safe worksite, not by being authoritarian in nature but by creating a teamwork environment where everyone felt they were a part of the team and that the Project Management Team had their best interests in mind. I always try to avoid creating adversarial situations by involving everyone in the process. I always disliked the command attitude, having found voluntary cooperation to be a much more effective tool.

Skills:

Journeyman Carpenter/Superintendent

I am a Master Carpenter and have extensive experience in commercial and Institutional construction such as Hospitals and Schools. I have worked on projects from the ground up as well as taking over partially completed jobs to bring them back under cost control. I have done flat work preparing the job prior to the concrete work and formed planter boxes and later installed benches. I have also worked on cast in place concrete walls.

I have been the lead layout carpenter on several jobs including multiple hospital jobs.

Retail such as Restaurants and Mall Stores.

Some experience working on a Coal Fired Power Plant in Texas to upgrade the facility.

In-house Carpenter Bethania Regional Health Care Facility. Performed in-house duties such as installing new doors, extending the fire-wall smoke partitions on the upper four (4) floors in the corridors. Built exhaust structure to redirect fumes from the incinerator, and everyday tasks such as replacement of door locks, automatic door openers ant the repair of damaged lead lined doors and upgraded the hinges assembly to prevent repeat occurrences (required the installation of sheet lead) to meet the requirements for an X-Ray room. Also evaluated drawings prior to work performed by outside contractors.
