Managed construction projects with budgets from $25,000 to $15M. (Smaller projects were typically run concurrently, but larger projects, involving up to 150 tradespeople, were run exclusively.)
Read construction drawings and specs. Engaged in extensive interactions with architects and engineers to discuss and resolve RFIs, change orders, and on-site challenges requiring new approaches.
Skilled negotiator with subcontractors resulting in holding construction costs and change orders to a minimum
Provided input to the calculation of extra costs, or saved costs, from change orders.
Dispersed and coordinated the schedules of all subcontractors and workers on a daily and weekly basis.
Conducted ongoing construction inspections evaluating the workmanship and progress against timelines of all tradespeople. Removed poorly performing subcontracting crews and/or individual workers.
In conjunction with trade foreman, attended formal ‘walk-throughs” with Department of Building (DOB) inspectors.
Collaborated with project managers to accomplish sign-offs from each trade for C of O application.
Maintained effective and agreeable relationships with building owners, building engineers, and property managers. Instituted protocols for working in occupied space as it related to elevator usage, noise, and debris removal.
Instilled and fostered a productive, pleasant, and collaborative atmosphere at the work site so that quality work is accomplished expediently.
Ran weekly planning and progress meetings with appropriate professionals in attendance. These meetings included many or all of the following individuals—subcontractors, owners, architects, and engineers. Discussed project challenges, timelines, and needs to expedite the acquisition of materials or substitute supplies.
Ensured OSHA standards for job-site safety.
