ROOT CAUSE ANALYSIS

The Fidelity Building experienced frequent and major damage to the twenty-four-story office building. I

implemented emergency procedures to minimize the damage then I traced the problem to improper

construction. I oversaw the contract to install expansion loops in each of the hundreds of riser take-offs to

stop the leaks. Staff of eight. Mid-Level Management

At Kensington Gardens, a hospital complex renovated for long-term care, I identified and corrected an

emergency procedure that was no longer appropriate to avoid daily chiller shutdowns. The first of

continuous improvements over four years to stabilize the building comfort and improve the service level.

These improvements led directly to the establishment of the first waiting list we had ever had. Staff of 21.

PHYSICAL PLANT OPERATIONS

Fidelity Building – I traced chiller surging and low capacity to previously poor maintenance. I distilled more

than fifty gallons of oil from the centrifugal evaporator restoring normal operation. Personally

recommissioning pneumatic and electronic Building Automation Systems yielded savings from 50% to 100% over previous norms. Staff of eight. Mid-Level Management

CUSTOMER SERVICE

The aggregate improvements derived from my mechanical, administrative, and personal skill accounts for

improved occupancy and the establishment of waiting lists. Top and Mid-Level Management

Troubleshooting - I use a consistent, logical approach to avoid lost focus and wasted time.

Root Cause Analysis – seeking out and identifying the true cause of a failure rather than treating symptoms avoids future failures.

Planning – I plan as if I were doing the project. From the beginning, I know the material list, the labor / tools required, and the order of execution. No delays, no surprises.
