Duties: Directed land development activities for this residential home building company. My responsibilities included all Engineering designs, Joint Trench designs, and Landscaping designs. Obtained all RDA approvals, Tentative Maps, Use permits, Final maps, Grading permits, and Improvement Plans. Worked directly with Planning Departments, Public Works Departments, City Councils, Planning Commissions and Park Commissions. For the year of 2004, obtained all approvals for 5 separate projects totaling 482 units. Within these projects were specialty items which included bridges, creek restoration, landslides, deep utilities, parks and wetlands. Directed staff including Project Managers, Estimators, Contract Administrators, and Field Superintendents.

Duties: Directed the Construction department and all activities for this development company. Hired and directed Architect, Structural Engineer, Civil Engineer and Landscape Architect. Took plans from proforma to design, through value engineering (always keeping mindful of quality, long term construction techniques) through all City approvals. Obtained all building permits. Issued all contracts for all trades. Directed operations in Solano County. Constructed 192 Apartment Units

Including due diligence, entitlement, site development, product design, contracts, home construction, customer service and warranty work.
