Chief Operating Engineer, February 2016 – Present

Paragon Services/Transwestern, West Covina, CA

Hands on Chief Engineer of a 226,000 sq.ft. high-rise office building. Implemented Net Facilities Preventative Maintenance and Work Order Program for a 30-year-old facility where none existed before. Oversee the janitorial, security, and engineering departments. Coordinated and performed extensive repairs to the Fire Life Safety system, the HVAC system, installation of a new boiler, and various major emergency repairs. Performed Preventative Maintenance and repairs to all building systems to bring current. Extensive cleanup and painting of all equipment and mechanical rooms.

Chief Operating Engineer, August 2015 – February 2016

Hands on Chief Operating Engineer for 2 adjoining Beverly Hills properties totaling 220,000 sq. ft. Enhance tenant satisfaction and liaison to facilitate improved management-tenant relations. Supervised the implementation of a Siemans Energy Management System in both properties. Orchestrated upgrades and repairs to Fire Life Safety Systems in both properties, maximizing compliance with Reg 4 regulations. Oversee tenant improvements and coordinate with contractors. Hands on Chief Engineer in two Los Angeles facilities. Significantly increased tenant satisfaction within the Los Angeles portfolio while reducing operating costs. Designed, installed and managed various building HVAC solutions that saved both the tenants and the building owner (the client) tens of thousands of dollars.
