Construction Project Manager/Superintendent

OBJECTIVE

To oversee projects which are valued greater than twenty five million dollars, utilizing the skills earned from various projects. I have been affiliated with projects that have the design capabilities and details that large scale projects entail. My versatility allows me to build each project from the contractor, designer and engineer’s perspective.

PROFILE

Detail oriented, hands-on contractor and project coordinator with over 15 years’ experience in all aspects of the industry. I have an impeccable track record for the successful completion of multi-million dollar projects. Coordinating and scheduling of all parties including: architects, engineers, contractors, local officials, municipalities, utilities and clients while remaining on budget. Well qualified in contract negotiations, project estimations, design deficiency remediation, document preparation, scheduling, building code enforcement, material submitting and purchasing, and on-site project management.

EXPERIENCE

RENU Construction – White Plains, NY (3/16 – current) Office Administrator/Senior Project Manager

Many of these projects were handed off in bad standing. I was able to revitalize the relationship with the client as well as complete the projects in a timely fashion. Through a thorough analysis and restructuring, I was able to close out the projects without a loss in revenue. Most of the work performed with RENU has been insurance restoration in schools. The projects listed below are bid jobs.

Yorktown Schools Renovation – Renovations in 3 schools concurrently with a 3 month timeline

Blind Brook Security Vestibule was underestimated. Was able to turn this project around into a profit

Mount Vernon High School Bathrooms phase 1 was a trial phase. Through persistence and dedication we were awarded the 2nd phase of this project

JCCA was a complete gut and renovation for a jail type facility. I have been put on a separate preferred bid list for their upcoming projects on their campus

These projects were taken over from previous managers. I was able to regain the clients/architects trust through perseverance and knowledge. The restaurants are now on schedule and within budget. The clients/architects have instilled me with their trust to make decisions on their behalf. While maintaining the professional relationships, I was able to work closely with the architect, owner’s representative, and owner’s contractors to provide us with more work.

Project entailed a floating floor mezzanine – completely suspended from architectural wire ropes

Coordinated all MEPs, subcontractors, and owner’s food service vendor

MVM Construction – Mt. Vernon, NY (9/10 – 10/13) Project Manager/Superintendent

Oversaw multiple projects; varying in aspects of construction as well as difficulty. Projects were estimated, scheduled, purchased, managed, and completed on time and within budget. I was responsible for the estimating, RFI’s, RFP’s, and submittals, along with sub-contractor coordination. All materials were ordered and verified as per specifications. While managing the operations, I operated heavy equipment such as excavators, lulls, and boom trucks. Managed and assisted with the following:

Due to the work ethic that I instilled, I was recalled. I managed our contract with Chase Manhattan Bank as well as many other projects. My responsibilities included coordinating multiple in-house crews and subcontractors, simultaneously, with tight deadlines. The Manhattan projects were well coordinated with building officials, engineers, as well as local authorities. I was in charge of and involved in the following:

Site Superintendent for 6th floor renovation at 1 Liberty Plaza, NYC

New York Interior Construction – NY, NY (6/08 – 12/08) Project Manager/Superintendent

Planned, organized, and managed the overall residential and commercial construction development for a variety of projects. Responsibilities included: overseeing and managing sub-contractors (i.e. scheduling, deliveries, deadlines), assisting in product selection, design and layout, managing and directing daily manpower including but not limited to timesheets, payroll, work log books, and tool box talks. On this project I worked in accordance to NYC DOB as well as Landmarks. My projects included:

Renovation of historic building into luxury condominiums

Underpinned; built additional 2 floors (with swimming pools), and an elevator in the center of the existing structure

Coordinated with Con-Edison, Verizon, DEP, and all other subcontractors

Worked closely with the architect and engineer on all aspects of the project

Executed in accordance to Landmarks, DOB, and achieved green credits

I was hired as a seasonal laborer, and was the only one in 5 years to be promoted to a full time employee. The duties that I performed were done with the utmost dedication to detail, and enabled me multiple fringe benefits. I supervised and managed:
