Responsibilities as Superintendent:

Coordinates all site construction activities and supervises all field personnel as required to successfully complete the project on schedule and within budget. This includes maintaining the highest quality, supervising all trade and field personnel, while administering good construction safety practices.

Responsibilities as Assistant Project Manager:

Evaluate drawings and specifications for every job to put together a list of all trades needed for each job.

Prepares the invitations to bid for other sub-contractors.

Puts together with the PM, job bids in accordance with all other numbers sent in from other subcontractors.

Oversee the construction project from start to finish.

Perform a key role in project planning, budgeting, and identification of resources needed.

Work with owners, clients, architects, engineers, subcontractors, material vendors and regulatory agencies in all aspects of construction projects.

Create the teams, develop the objectives/goals of each and assign individual responsibilities.

Proficient knowledge reading plans and specifications.

Project accounting functions including managing the budget, tracking if team expenses and minimizing exposure and risk in the project

Ensure that construction activities move according to predetermined schedule.

Create and manage subcontracts, submittals, RFI’s, change orders, and purchase orders.

Work with the PM to devise the project work plans and make revisions as and when need arises.

Communicate effectively with the contractors responsible for completing various phases of the project.

Work with the PM to co-ordinate the efforts of all parties involved in the project, which include the architects, consultants, contractors, sub-contractors and laborers.

Manage project documentation in physical job files and electronically on company servers.

Monitor the progress of the construction activities on a regular basis and hold regular status meetings with all the sub-teams.

Maintain strict adherence to the budgetary guidelines, quality and safety standards.

Periodic inspection of construction sites.

Ensure project documents are complete.

Identify the elements of project design and construction likely to give rise to disputes and claims.

Serve as a key link with the clients and review the deliverable prepared by the team before passing onto client.
