Planned, implemented and executed Grand Opening and ongoing operation of The Village at Gulfstream Park, a
$250M retail facility connected to a world class thoroughbred horse racing track and casino.
Held full asset management responsibility from top to bottom, including office and residential components, a true mixed-use project in a multicultural international market with a multiyear build out. WESTERN REGIONAL VICE PRESIDENT, LOS ANGELES, CA 2006 – 2009 Steered overall asset responsibility for 6 Regional Shopping Centers, 5 in Southern California, 1 in Las Vegas, Nevada and San Francisco Centre / Emporium totaling 7,700,000 sq. ft. of gross leasable area.
Developed all personnel to their fullest potential at each property while supporting all operational aspects of the centers helping to achieve 100% of objectives set by ownerships.
Provided leadership in growing Net Operating Income by over 12% portfolio wide during tenure.

Provided management / operations expertise in collaboration with leasing, development and construction teams helping to effect a highly successful grand opening and ongoing operation. GENERAL MANAGER, SOUTH BAY GALLERIA, 1,100,000 SQ. FT., 1995 – 2006 REDONDO BEACH, CA
Hired as General Manager of the South Bay Galleria with full asset management responsibility for all aspects of the fiscal operation of the property, including the hiring and development of the management team. Grew Net Operating Income over 60% and sales to over $500 per square foot during tenure, creating tremendous value in the project.
Liaised on the Joint Venture Partnership ownership of the property from 1995 to 2001 and held complete asset management responsibility for all property budgeting, reporting and day-to-day interaction with the partner advisor or ownership representatives.
Coordinated the internal due diligence as Forest City Enterprise bought out the partner CalPERS at South Bay Galleria creating a smooth transition to 100% ownership.
Provided management expertise in the planning of a mall renovation working closely with development, leasing and construction teams through to completion in November 2003. Acted as the on-site project manager during the
$7.5M renovation interacting with the construction manager on a daily basis.
Managed over $7M in Specialty Leasing revenue over tenure.
Interacted with development and construction teams during a $13M, 64,000 square foot theater expansion. HYCEL PROPERTIES COMPANY, ST. LOUIS, MO 1990 – 1995 GENERAL MANAGER, ST. LOUIS GALLERIA, 1,200,000 SQ. FT Held complete responsibility for all staffing, operations, budget creation and administration while reporting directly to private ownership on a daily basis.
Planned and implemented Grand Opening of 750,000 sq. ft. expansion while managing the existing 550,000 sq. ft. Regional Mall.
Managed property to annual Net Operating Income growth of 2-4% per year, creating value for the owner. This was accomplished through working closely with the strategic leasing plan, strict cost control, driving ancillary income and aggressive reduction of Accounts Receivable.
