January 2003 – Present Realty Income Corporation

Joined Realty Income Corporation as Property Manager of a commercial Park called Silverton Business Center.

The center is comprised of three phases of Industrial/ Office Projects. Silverton Business Center consists of 25 buildings on 26 acres totaling 500,000 square feet. The project has a total of 420 Units. The industrial units range in size from 583 square feet to 3,858 square feet. My duties include the following:

-Oversee the administration of the day to day management of the park.

-I oversee the duties of one office staff members and two maintenance workers.

-Constant verbal and written communication with the tenants and contractors

-Project management

-Assist leasing director with credit Check analysis on prospective tenants.

-Administer legal proceedings and lock out proceedings for tenants who are in default

-Rent collection

-Negotiation with contractors and suppliers.

-Derive and adhere to annual budget and monthly explanation on variances relating to same.

January 1998-2002 Paron Developments

Joined Paron Developments as Senior V.P. of Portfolio Management

Paron is a privately held Property acquisition company..Management included 8 high rise apartment buildings (2,200 units) in and around the Toronto area and commercial and retail buildings in Florida, some of which I was responsible for identifying as opportunities. My duties included the following:

-Overseeing the duties of five property managers both in the U.S.A and Canada. I was directly responsible for 15 full time personnel.

-Identifying new acquisition opportunities and being an intricate part of the “Due Diligence” process.

-Constant verbal and written communication with staff members.

-Increased portfolio cash flow through lease negotiations, redevelopment of existing properties and operational improvements.

-Established tenant retention programs where properties would remain 95% leased.

-Established policies and procedures for Paron.

Joined Living Properties as Senior Property Manager for a shopping center known as “Pacific Mall” The mall is comprised of four levels and was known as the largest Chinese Shopping Center in North America. Two levels of retail and two parking levels. The main level has 280 stores and the 2nd level has 200 stores and a food court.
