Project Manager for Dialysis’s Medical Facilities
As the Project Manager my job consists of estimating, preparing scopes of work for bidding, sending out requests for proposals, vetting and qualifying the bids, buying out the job, preparing our proposal and submitting it to the owner. I prepare and award the contracts along with the scopes of work, issue notices to proceed, prepare the construction schedule using Microsoft Project, obtain permits and begin construction. I process all RFI’s, submittals, prepare and negotiate change orders, approve subcontractor invoices for payment and lead the day to day administration of the project. I work closely with and monitor daily construction activities with our site superintendent, including scheduling of the OSHPD inspections and certifications. I attend weekly meetings and participate in conference calls with the owner and architect.

Project Manager
As project manager I am responsible for the daily management, supervision, coordination and successful completion of projects and to meet time and cost objectives with respect to contracting, scheduling, estimating, bidding and contract administration. I develop, review, approve and implement project budgets, schedules, contract bid documents, subcontracts and perform buy-out. I initiate, establish and maintain relationships with the owner, architect, engineer and subcontractors to facilitate construction activities. All correspondence, submittals, RFI’s and shop drawings go through my office. I also organize, conduct and represent my company at project meetings, review and approve subcontractor and vendor payment applications and invoices as well as negotiate, issue and execute change orders. I prepare timely and accurate monthly billings and account receivables as well as manage and orchestrate the close out process. The majority of my work was remodeling and de-commissioning Bank of America properties. I work with the Sage 100 construction software package as well as Microsoft excel, outlook, project and word on a daily basis.

Construction / Project Manager; Department Head
As the Construction / Project Manager for this Southern California multi-dimensional real estate management and development company I oversee all the construction activities as well as the financial over site of my department. This includes preparing budgets /estimates, cost analysis, feasibility of projects, value engineering, preparing construction documents for bidding, monitoring the status of bids as well as performing bid analysis prior to awarding contracts. I prepare all construction schedules and assure the scheduled work is maintained and progressing. I verify that all progress payments correspond with performed work. I monitor all the safety and health concerns for our employees and subs in the field and verify that we are meeting or exceeding the latest OSHA safety regulations. At Westland we have our own in house architectural and engineering department which I work closely with during the pre-design stages of a project through the submittal of the construction drawings. All of our work was design / build. My department has an annual budget that exceeds twenty million dollars for new projects, tenant improvements, lifestyle centers, office buildings, custom homes, retail centers, restaurants, multi-family apartments, car washes, seismic retrofits, etc.

West Coast Construction is a general contracting company specializing in tenant improvements, restaurants and the gaming industry. As the licensed general contractor for this firm I performed all bidding, budgeting, billing, scheduling of work, monitoring of work performed as well as meeting with clients, architects and designers. Our work was concentrated in downtown Sacramento.

Project Manager
My responsibilities as Project Manager are to review the plans of projects we are bidding, select the subcontractors which will bid, issue a request for proposal describing the project specifics, answer and log all RFI’s, qualify the bids, prepare the schedule and submit to the owner my detailed proposal. I always provide the owner with any value engineering or cost saves discovered during the bidding process. When awarded the contract, I prepare the subcontracts, obtain all needed permits, hold a kick off meeting on site, lead weekly meetings with the owner and architect, monitor daily reports and three week look ahead prepared by the superintendents, assure all safety procedures are in place and being monitored, maintain correspondence with the owner, review the schedule and make sure our subcontractors are performing the tasks contracted for accurately and on time, approve all invoices and check for accuracy, prepare, process and negotiate change orders that may arise, prepare billing sheets so accounting can submit requests for payment to the owner. At the completion of the project, I oversee the final walk, assure all punch list items are completed and proper close out documents are presented to the owner. I also attend weekly business development meetings where we discuss new business leads and the maintaining and enhancing of our relationships with our current clients. My projects have included a Sam’s Club, Wal-Mart Super Center, Otay Ranch Town Center and two high school modernization projects with a combined value of $110 million dollars.
Crescent Homes: Tucson, Arizona December 1992 to July 2006

As the owner of this custom home building and commercial contracting company I designed and built forty four (44) custom homes in the Tucson foothills. We also built twelve (12) 15,000 sq. ft. office / warehouse structures and performed the tenant improvements for the leasing company. I worked closely with my clients, architects, bankers, realtors and sub-contractors in all aspects of the construction process. I was responsible for the construction and management of all my projects as well as the daily management of running a successful general contracting company. I was an active member of the Southern Arizona Home Builders Association.
American Continental Corporation January 1985 to December 1992
During my tenure with American Continental Corporation I worked in three different divisions, Denver Colorado, Scottsdale and Tucson Arizona. My responsibilities at each location are noted below:
Vice President of Construction, Tucson, Arizona August 1988 to December 1992
As the V.P. of Construction overseeing the development of two master planned communities in southern Arizona I was responsible for all construction related activities, roadways and sidewalks, infrastructure development, recreation facilities, a $4.6 million dollar sewage pumping station, parcel and lot development, underground utilities, channel stabilization, and then first firehouse in the city of Marana. I coordinated and consulted with our engineering and architectural staff as well as preparing and reviewing contracts, meeting with our lender to review and approve all construction spending and payment processing for this $170 million dollar, 7000 acre master planned community known as Continental Ranch. The other development I was responsible for was in Oro Valley, it is a 5,000 acre master planned community called Rancho Vistoso. This project included all the same construction and development activities of Continental Ranch with the added challenges of coordinating the building and construction of two golf courses and the club houses. I worked with golfer Tom Weiskopf and his design and development team on the Golf Club at Vistoso, as well as Greg Nash Designs on the other course.
Senior Project Manager, Scottsdale, Arizona January 1986 to August 1988
I was transferred to Scottsdale at the request of our company CEO as a key member of our management team to assure that the $350 million Phoenician Resort Hotel which our company was building would be completed on time for the scheduled grand opening. My responsibilities were the completion of the five on site restaurants and bars and the 131 luxury guest casitas while maintaining the highest degree of quality expected in a five star resort hotel. Our team worked twelve to sixteen hours per day seven days a week to make sure the hotel was ready for our first guests who had booked months in advance. The Phoenician Hotel welcomed its first guests on time as promised.
Project Superintendent: Denver, Colorado January 1985 to January 1986
As the Lead Project Superintendent on a multi-family project with a start / complete schedule of 25 units per week this schedule was challenging and demanding. My team of three assistant superintendents and three expeditors worked long hours to meet and exceed our company’s projections.
