Budgeted goals were surpassed for rent and utility collections in the 3rd and 4th quarter of 2015 by 3.4%. Budgeted goals for leasing of vacant and notice to vacate units were surpassed in 3rd and 4th quarter by 2.8%. Assess damages if any on move outs and process final water bills for communities. Work collection accounts and turn over to our collection company within 30-days of move out. Use Yieldstar to generate renewal offers for communities and make sure they are ready for delivery at least 70 days prior to lease expiration. Complete monthly close outs accurately and in a timely manner. Closed out month with 2% less delinquency than budgeted. Deliver all notices and work delinquency to increase collections. Make sure evictions are filed in a timely manner and hearings are attended. Assist Manager with bills and escalated resident issues.

Responsible for 396 apartment homes going through extensive renovations and low occupancy and collections. Occupancy at takeover was 52% and increased to 95% in 7 months. Decreased delinquency to under 2% of monthly budget, saw rent growth of 8% in first 7 months and decreased expenses by 10% quarterly. Worked with an extremely tight budget. Oversaw full renovations on a building of 36 apartment homes after a fire in July 2013. Oversaw 9.5 employees, including calculating time, bonuses and watching overtime. Responsible for 226 apartment homes going through not only an extensive apartment renovation but office remodel. Approve all applications for move in, extensive marketing and rebranding. Increased occupancy at takeover from 78% to 92% and decreased delinquency to 1% or under monthly not only for rental income but RUBS income. Responsible for working and maintaining a tight budget and implementing ways to save money without compromising the quality. Oversee the day to day operations of a Private Property Towing Company and report to the company owner. Count and reconcile drawers and receipts daily for accuracy and make deposits. Verify and process payroll weekly for 15 employees. Speak with managers daily and handle any issues. Handle insurance claims, damage claims and court cases as they arise.
