DUTIES AND RESPONSIBILITIES:

1.Preventive maintenance and servicing of air conditioning equipment

1.Perform quarterly cleaning of outdoor units on all package air conditioning units.

2.Repair defective insulation of chilled water and piping and chilled water pumps

3.For package air conditioning unit who are undercharged, check refrigerant system for leaks and undertake repair.

4.Submit equipment status report weekly including other findings that require immediate attention.

2.Operation and servicing of emergency generators

1.Conducts regular inspection on emergency generator such as air cleaner, oil filters fuel filters and its cooling system.

2.Test run emergency generator twice a week every Wednesday and Saturday to ensure that the generator is operational at all times.

3.Check electrical system and ensure proper operation of battery charging system.

4.Submit equipment status report weekly including findings that require immediate attention.

4. Operation, maintenance and servicing of included electrical/ electronic equipment.

1.Operation of power transformer, switch gear and main distribution panel.

2.Installation and relocation of wiring devices.

3.Provide energy measurements and recording analysis.

4.Troubleshooting of other electrical equipment (e.g. public address system, fire detection and alarm system, motors communication equipment’s.

5.Maintenance of electrical devices of the electrical room to include circuit breakers, panels and utilities.

6.Maintenance of emergency lights and convenience outlets.

7.Perform time based preventive/ predictive maintenance

8.Assessment and maintenance of low voltage switch gear

9.Assessment and maintenance of transformer.

10. Perform minor plumbing works.

11. Submit weekly status report of electrical, mechanical and other trade concerned.
