Objective
Position utilizing solid background in Property Development & Construction Management.
Background Summary
Site selection and analysis for development projects. (Retail shopping centers, residential housing developments and commercial buildings)
Prepare estimates of building, site development, traffic improvements, consultants and architectural costs for the budget.
Hiring and directing the consulting team for the design and construction of new development projects.
Obtain all local, state, federal permitting.
Select contractors and subcontractors with related experience and adequate financial assets for the select bid list for site, building and traffic improvement contracts. 'Evaluate value engineering proposals and make recommendations.
Develop the construction schedule and monitor schedule and budget.
Review major tenants' construction documents with the project architect for general conformance with the design scheme.
Review retail tenant construction documents for general conformance with the landlord's work listed in their lease.
Close out construction contracts after all obligations were complete.
Provide as-built drawing, warranties, operations and maintenance instructions, etc. to the operation and maintenance department.
Supervise project managers, project superintendent and secretary.
