I have over fifteen years of exceptional Construction, Project, Facilities, and General Management experience. In an industry that averages 3-5% percent in change orders per project, I have delivered all of my projects with an average change order rate of .5% with attendant savings of over 4 million dollars on 85 million dollars of construction. Facilities Director, Merced County Office of Education, Merced, CA
• Manage all construction projects of multiple varieties, including concept, planning, design development, pre-construction, construction and closeout.
-Successfully applied for and won a $2 million dollar appeal with SAB for funding for the Stefani Elementary School Special Education Building. Construction is scheduled to begin August 2014.
-Develop and manage budgets on all projects. I have successfully completed all projects under budget. I work effectively with architects, contractors, inspectors, and consultants to complete all projects on time.
-Apply for, track and receive all approvals from public oversight entities – Division of State Architect (DSA), Office of Public School Construction (OPSC) and County and City agencies.
-Closed Atwater Valley Community School construction with DSA and OPSC when Facilities Planner left the organization.
- Developed budget, worked collectively with design team and contractor, managed construction and closeout of site work and renovations of 5 existing Butler buildings on 3 acres. Successfully delivered project two months early and $200,000 under budget.
-I effectively worked with architects, contractors, inspectors, and consultants to complete all projects on time.
-Have currently closed 7 of 9 DSA projects that have been closed without certification.
• Manage the COE’s Deferred Maintenance Program including, but not limited to, retrofitting, flooring, painting, plumbing, electrical, asphalt and HVAC.
• Provide General Oversight and Management of the Utility Manager, Transportation, Purchasing/Warehouse and supervised the maintenance department for 12 months in the absence of a Maintenance Supervisor, with a combined staff of 50 employees.
• Currently serve as an Executive Board Member for the County School Facilities Consortium.

• Provide General Oversight and Management of the Maintenance, Grounds and Custodial departments, with a combined staff of 3 leads and 65 employees.
- Oversaw the successful maintenance of over 100 acres of grounds including but not limited to, football stadium, aquatic center, baseball and softball fields; and 20 buildings on 2 sites.
