Job Profile
A.Facility Management / Property Management
Responsible for overall upkeep of the high raise commercial and residential building to high standards of operations and maintenance.
Responsible for maintaining all compliance related documents and timely renewal of the same.
Coordinates the maintenance of facilities, buildings, and equipment, as appropriate, to ensure optimum functionality; identifies, assesses, negotiates as necessary, and resolves building maintenance and usage problems.
Co-ordination with local authorities on behalf of Client and resolve issues related to water, electricity, sanitation etc.
Maintaining optimum level of spares all time.
Planning and projecting spares requirement to client team.
Assigns and reviews work of subordinates, gives instructions, maintains discipline and resolves all related issues.
Innovate, suggest and implement energy management ideas.
Review with Client coordinator regarding various maintenance issue & improvement of building system.
Monitor work progress and reporting to Property/Facility Manager on daily basis.
Carry out periodic checks of inventory and spares consumption records.
Assist in the upkeep and preventative maintenance of assigned facilities.
Co-ordinate with OEM for service obligation as per AMC & in case of Breakdown of system.
Ensure all safety guidelines/ requirements are adhered to by team members/vendors.
Maintain discipline and quality of work by all staff.
Analyze/ recommend solution on the complaint analysis.
Maintains compliance with departmental security, audit procedures, and Client management policy.
Oversees activities of contractors, vendor personnel for compliance and controls costs; performs quality control inspections to ensure adherence to contract specifications and standards.
Plan and Schedules preventive maintenance of all utilities.
Preparation of Daily, Weekly and Monthly reports for Client.
Coordinating for payments of the site contractors and sub vendors.
Regular inspection to ensure proper office House Keeping & office infrastructure.
Monitoring electrical, air-conditioning, carpentering and plumbing works.
Monitoring and Supervising operation and maintenance work on Generators, LT & HT panels, Control Panels, Distribution Panels, HVAC, Precision AC, Split Air conditioner, UPS, Fire Fighting system, water softening plant and sewerage treatment plant.

Ensuring the all weekly, monthly, quarterly, and annually schedule activities are completed as per schedule.
Maintain all service record and test certificate.
Innovates, suggestion and implement the energy conservation idea.
Analyses / Recommends solution on the complaints.
Regularly checks/amends, checklist, operations steps, and spare parts consumption.
Training to M & E staff.
Snag analysis and rectification of Generators, Air-conditioners and all electrical equipments.
Planning and executing preventive / breakdown maintenance schedules of various machineries and equipments to increase machine reliability.
Proactively identify areas of obstruction/ breakdowns and take steps to rectify.
