SUMMARY
As Project Manager, I am responsible for overseeing all phases of construction, in addition to managing the financial, administrative, and customer relations success of the projects I am assigned. Tasks include, but are not limited to, managing project schedules, job costing, trade coordination, quality control safety programs, project meetings and efficient project closeout. I have worked in a corporate environment and work well with all divisions, and business partners. RESPONSIBILITIES
Establish and maintain a professional working relationship with clients, design team, building officials, municipality representatives, architects, engineers, designers, subcontractors, suppliers, etc.
Review project estimate with estimator before construction begins to ensure job cost is set up in accordance with the requirements of the project.
Review and understand all construction documents to ensure conformance with the budget, schedule, prime contract and any leasing documents from Real Estate.
Negotiate and prepare subcontracts, contract purchase orders, agreement change orders and change order requests.
Initiate pertinent permits, understand permit requirements and monitor all city and special inspections to insure final inspection and COO are complete in a timely fashion.
Read, comprehend and provide necessary material take-offs from construction plans.
Complete construction schedule before work commences and update as required.
Maintain a safe, secure and clean work environment in compliance with OSHA regulations.
Prepare monthly project gross profit forecasts, cost reports, and construction billing forecasts as required.
Manage submittals, RFI’s, Meeting Minutes and other reporting as required.
Prepare progress reports as required.
Provide direction, oversee, and work effectively with Project Engineers, Project Coordinators, GC, and other departments.
Schedule and attend layout walks, mid site visits, punch list walkthrough, etc. as needed with client/architect/GC.
