$660K to $2.4 million, and included construction of new retail bank branches (in-line and pad sites) and fit- out / renovation of existing commercial office spaces. Delivered net profits from 10% to 15% on fast-track projects, and successfully completed projects on schedule for highly satisfied clients. Representative Clients and projects include:

PNC Bank - Project values ranged from $660K to $2.25 million, and included construction of new retail branches and (nightly) renovations of multiple existing branches. Delivered net profits from 10% to 12% on fast-track, multi-branch projects.

Shawmut Design & Construction, Boston, MA 2003 - 2005 Project Manager (Restaurants & Retail - GC)

For $600M company, specialized in building high-end Restaurant and Retail stores nationwide, including Apple Computer retail stores in 26 states and California Pizza Kitchen restaurants in 6 states. Delivered net profits from 7.5% to 10+%.

Apple Computer - Project values ranged from $600K to $1.5 million, with fit-outs completed within 8 to 15 weeks. Contracts were GMPs with incentive bonuses. Delivered net profits from 7.5% to 10%, and always achieved incentive bonuses.

• Genius Bar LCD Monitor Program – Nationwide: Completed installation of LCD monitors for implementation of Genius Bars concepts at 54 stores in just 8 weeks. Coordinated 6 to 8 teams of superintendents, subcontractors, and suppliers per week to complete work at nights across the country. Efficiencies in the work resulted in a reduced construction schedule (from 11 weeks) and significant cost savings (25% under initial budget estimate) to the Client. Schedule had to be extremely flexible to accommodate store needs, staffing, and material deliveries.

• SoHo Flagship, New York: Completed renovations in Apple’s highest gross revenue retail store. Coordinated nightly work and schedules to accommodate store activities.

• Toronto, Ontario: Tenant fitout in existing mall, dealing with US and local suppliers and contractors. Managed material imports through customs and accounted for Canadian taxes and reporting.

• Rancho Cucamonga, CA: Tenant fitout of typical 4,000 sf Apple retail store.

• St Louis, MO: Tenant fitout of new 2,000 sf Apple prototype, with stainless steel panel interior. California Pizza Kitchen - Restaurants were completed under fast-track (13-week) schedules on-time and within budgets, with average net profit of 10+%. Lump sum contracts were typically $1.0 to $1.5 million. Fidelity Investments - Corporate Real Estate, Boston, MA 2000 - 2002 Senior Project Manager (Owner’s Representative)

Delivered major construction projects for internal clients at Fidelity Investments, including selecting contractors, addressing RFIs, reviewing and approving bids, submittals, shop drawings, and invoices, negotiating and approving change order requests, ensuring completion of punchlists and administering final contract closeouts. • World Trade Center Static Transfer Switches, Boston, MA – Installed seven STSs to support critical needs of multiple business units, including full facility power shutdown. Project valued at $1 million.

Managed design and construction contracts as the Owner’s Representative for FHWA on the most technically challenging sections of this very complex, multi-disciplined transportation project. Total value of all contracts within area of responsibility is estimated at $1.4 billion, with total project cost at $12.4 billion.

• Design Section D019E, Area North of Causeway 1998-2000 Section consisted of six (6) construction packages, including utility relocations, demolition of existing structures, construction of viaducts and tunnels over and under active commuter railroad tracks, and a ventilation building structure. Designs utilized jet grouting methods to support excavations for tunnel construction. The design consultant budget was $40 million. Construction contracts in this section ranged from $2 million to $150 million, with a total constructed value of approximately $260 million.

• Design Section D009A, I-90/I-93 Interchange 1994-1998 Section consisted of five (5) major construction packages, including viaducts, boat sections, ramps, ventilation building structures, cut & cover tunnels, jacked tunnels, and immersed tube tunnels constructed in soft clays, within and adjacent to marine environments. Designs utilized state-of-the- art construction methods, including the world's largest use of deep soil mix technology for ground stabilization and excavation support, and concrete box tunnels jacked under active railroad tracks. Design consultant budget was $90 million. Construction contracts in this section ranged from $30 million to over $400 million, with a total constructed value of approximately $1.0 billion.

• Area Geotechnical Consultant Contracts – G023C, G023D, G023E 1992-1994 Managed three (3) geotechnical consultant contracts comprising 70% of the Project area. Managed and coordinated all technical and administrative activities related to consultants’ efforts to complete geotechnical investigations to support preliminary designs, including review of proposed field and laboratory programs.
