BUILDING MAINTENANCE REPAIRMAN

Conducts visual inspections of building equipment and conditions; maintain, adjust and make minor repairs of building hardware, furniture, shelving and equipment; repairs, replaces broken windows, door glass and sash; makes minor repairs to masonry, woodwork, flooring and walls;

Makes minor repairs to building electrical, plumbing and heating systems; assists in relocating building equipment as directed; visually inspects buildings, boilers, heating systems, malfunctions and hazardous conditions; visually checks for and record the observable conditions of the premises; prepares reports and maintains records;

Cleans and services vacant apartments, removes furniture, repairs kitchens, bathroom, and basement stoppages, sweeps, and mops floors and stairways; gathers and disposes of rubbish and waste materials in areas that include offices, corridors, lobbies, entrances, stairwells and other public areas;

Makes rounds of buildings and grounds at regular intervals at night; inspects doors, windows, locks and unlocks building ensuring proper security; answers night telephone and doorbells; spreads salt and removes snow from public areas, orders supplies, organizes storage cages, cuts keys and installs apartment locks and cylinders;

Scrubs, strips, sanitizes, waxes, and buffs floors using powered machines equipped with rotating brushes; washes walls, ceilings, woodwork, windows, mirrors, and fixtures using both step and extension ladders; cleans grounds and parking lots of litter, glass, or other debris; loads and unloads supplies, and moves heavy furniture and equipment using dollies and handcarts.

STOCK INVENTORY SPECIALIST

Verifies accuracy of shipments by counting, comparing size, weight, description, and code numbers with information on invoice or packing slip and purchase orders; records any discrepancies or damages; opens crates and other containers using hand tools to unpack items received; inspects shipments for damage and defects;

Checks and verifies all jobs accurately; makes necessary copies of invoices for both office use and truckers use when requested; practices safety compliance regulations.
