Established commercial real estate firm, market services, provide property management for Center for Innovative Technology (CIT) and various other properties. Started up the office tenant construction division, which did $5 million in work between 1999- 2002. As property manager performed oversight of subcontractors and vendors, 25+ person staff, create/supervise preventive maintenance programs, (won energy conservation awards at CIT), create/implement budgets for operations and major capital improvements. Sold firm to enable me to concentrate on construction.

Senior Property Manager – Performed Due Diligence reports for property acquisitions; through aggressive management, converted the financial performance of two shopping centers and one office building from a negative to a positive cash flow; retained three new local management firms to improve the performance of properties suffering from weak management; was involved in direct lease negotiations with all major tenants, and made quarterly site visits for market analysis. Implemented and supervised major capital improvements to enhance property values.
