8/2006 to Present: River Valley MHC LLC, George Fels LLC, Property Management/ Heritage Management.
Fels property management was assigned as the receiver for Heritage Property Management in February 2012 as they were foreclosed by the banks that held the Heritage mortgage. Fels property management asked me to stay on to run the park at Compton Hills MHP. Duties included the list below that I had with Heritage but was able to get any repairs and improvements done properly and quickly.
Took over a part time position managing a property for Heritage management which later evolved into managing two properties in a full time position. Reduced delinquent rents by 98 percent. Improved appearance of the communities by insisting all deficiencies be addressed in a timely manner. Operated the properties as a customer service entity rather than a rent collection agency. Eliminated questionable activity by operating an effective neighborhood watch program. Maintaining a 100 percent collection rate monthly.
The new owners River Valley MHC LLC bought the park from the receiver in May of 2014. I was asked to remain with the park based on Mr. Fels recommendations with my extensive background and knowledge of the park. Since River Valley’s purchase of the park, we have spent a sizeable amount of money bringing in 30 new homes and infrastructure improvements to turn the park into a 5 star place to call home. We are planning on an additional 40 new homes to fill up the park this summer and improving the electrical grid to handle 200 amp total electric homes.
11/2003 to 6/2006: Oreck Floor Care – Sales and Service Manager.
Consistently generated highest sales volume average on a weekly basis in chain of 4 stores covering floor care appliances through suggestive selling techniques. Also did all the service repairs on the appliances. Developed a loyal customer base through providing excellent sales presentations and fast correct repairs on appliances.
8/2000 to 11/2003: Nature’s Touch Photography – Business Owner / Photographer.
Did model portfolios and nature photos for stock agencies as well as buying and selling new and used cameras at swap meets and camera shows throughout the Midwest.
4/1999 to 7/2000: Chase Industries - Electronics / Mechanical technician.
Helped design, build, and test electronic control panels for industrial applications. Also worked in assembly for industrial grade gear reducers and frames.

Worked in multiple auto service centers as a service consultant advising owners of needed repairs and focusing on excellent service to their customers and made suggestive sales to insure maximum sales on each vehicle brought in for service.

Started out as a hobby then went professional racing at national events in NHRA and UDRA by setting up a Pro Stock/ Pro Modified racing operation in 1987. I was the owner, driver, and crew chief. Won a national even the first year in operation.
8/1964 to 12/1987: Kmart Corporation – General Manager Kmart Stores
Started as a trainee in the stock room and worked my way up the ranks to a Kmart general manager. Overall responsibility for all aspects of store operations, merchandising, sales, buying, marketing, and personnel relations. Turned down a regional office position to start up my racing operation.

Earned two technical degrees attending night classes while employed with Kmart.
