Area Manager

Primary Responsibilities/Accomplishments

●Provide assistance to the Deputy Director of Property Management Operations and supports meeting program objectives in a timely manner;

●Administer and manage a program of operations and operating policies and procedures to ensure the proper delivery of management services for assigned area, including selection of tenants, negotiation of lease and rental agreements, occupancy terminations, collection of current and delinquent rents, and the recertification of public housing residents;

●Directly supervise staff and carry out supervisory responsibilities in accordance with DCHA policies and applicable laws, including interviewing, hiring and training employees; planning, assigning and directing work; approving and disapproving leave; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems;

●Interprets program standard, procedures and regulations necessary for the effective operation of programs; manages the budget for all area programs; recommends modifications to satisfy changing program requirements and staff adjustments;

●Interprets and makes decisions on the application of DCHA and federal housing policies and supervises the conduct of project audits;

●Ensues that all work orders and preventative maintenance are completed within applicable required time frames and in accordance with federal local DCHA requirements.

Primary Responsibilities/Accomplishments

●Direct and Coordinate all services for public housing property of 150 to 250 units;

●Ensures management services to the property, including negotiation of lease agreements, occupancy termination, collection of current or delinquent rents, and recertification of property residents;

●Prepares reports and correspondence as required; ensures proper maintenance of records on materials; supplies, equipment, etc.

●Coordinates the maintenance and repair of all property buildings, grounds, utilities, fixtures, and interior and exterior structures;

●Receive and process tenant complaints/request for repair and maintenance of inoperative, damage and/or broken fixtures, equipment, appliances, etc.;

●Coordinate eviction actions initiated by the District of Columbia Housing Authority (DCHA);

●Responsible for monitoring and evaluating routine operations and special activities efficient, effective, and in compliance with policies and procedures;
