Led a project team of three researchers in Q4 2013 handling tenant research, absorption analysis, and all the sale comps for the Raleigh/Durham and Greensboro/Winston-Salem markets
Led the high-value sale comps research team in Q1 2014, a team of the top six comps researchers in the Carolinas, to complete all sale comps for the Carolinas and assisting all researchers with their reports, while producing the most reports, with the highest accuracy scores on the team
Became the go-to resource for comp help in the Carolinas due to extensive knowledge of the resources available and ability to pick up on trends in the market to explain any outliers
Highlights over the past year:
oQ3 2014:
While on the NC team, was put in charge of reducing the backlog of sale comps that built up over the previous quarter
Completed 126 comps in less than six weeks (company average was about 25 during that stretch)
In my final 2 weeks on the team, I reduced the backlog of incomplete comps in North Carolina from 325, to 82, a 75% decrease in the backlog of old deals (would have taken 8 weeks at average pace for the company)
oQ4 2014/Q1 2015: CoStar Portfolio Strategy Multifamily Market Analyst Project
Wrote 13 multifamily submarket analysis reports in the Seattle market and 12 in Portland (about 1,000 words each), explaining market trends (writing samples available)
Used combination of demographics, absorption, cap rates, pipeline research, and investment trends to produce forecast reports for the Seattle and Portland multifamily markets
Reports included projections in regards to vacancy rates, average rents, net absorption, demand, current supply, construction pipeline, and investment implications
Read and maintained a file of news articles daily that pertained to any commercial real estate news or transactions, as well as economic indicators to tie into the reports whenever relevant
