Major Duties:
Serves as building operations manager.
Provides technical assistance for building operating systems including but not limited to HVAC, electrical,
energy management, plumbing, fire safety, vertical transportation systems (elevators/escalators), security
and controls.
Provides technical oversight for exterior building maintenance, window washing, landscaping and related
exterior systems.
Analyzes building system problems or deficiencies and recommends corrective action.
Provides quality assurance inspections during all phases of projects.
Provides analysis of contracts, energy consumption, building system operations and maintenance operation
programs and schedules to ensure asset preservation and customer satisfaction.
Serves as on-site advisor to contractors during projects.
Monitors contractor performance for compliance with contract requirements.
Conducts and documents progress inspections and final inspections. Working from general descriptions of
requirements provided by clients and property.
Qualifications and Evaluations:
Experience providing routine technical assistance on building operating systems, operating system
construction projects, and contract administration for such projects.
Experience testing, troubleshooting, calibrating, repairing, and operating building mechanical and operations
systems: HVAC, electrical, architectural and plumbing
Experience providing independent and varied technical assistance on complex building operating systems,
operating system construction projects and contract administration for such projects.
