Purchasing Estimator

As the purchasing estimator for the Charlotte division, maintained the

takeoff database in JD Edwards system for all new products and revised

estimates as a function of keeping home costs as accurate as possible.

Developed new estimates for all costs for new plans and products, from

townhomes to large single family homes.

Reviewed budgets for homes as they were released to construction on a weekly

basis. New starts averaged between 15 and 24 per week, in as many as 24

active communities.

Centex Homes Manalapan, NJ

Purchaser / Strategic Purchaser

As division Purchaser for the conventional homes unit, managed daily

purchasing activities, which included vendor solicitations, and contract

negotiations. Part of the corporate initiatives to reduce brick and mortar

costs was a savings to the bottom line of an average 10% over prior years

contracts. Managed with division estimators and administrators to fully

take advantage of the integrated purchase order, scheduling, and web based

vendor management systems.

As division strategic purchaser, worked closely with regional and national

purchasing directors to take advantage of national accounts, broader volume

discount considerations, and national rebate programs. Managed the

implementation of the Centex lighting program, where the company imported

fixtures directly, and became the first Centex division to realize a 35-40%

savings on light fixtures in new communities.

Continental Properties Woodbridge, NJ

Estimating and Purchasing Manager

Developed and managed the purchasing and estimating functions for the

construction of luxury townhomes, active adult communities, and mid-rise

apartment buildings. Created a series of standardized procedures and

formats for bidding and contracting new communities. Successfully and

competitively bid the construction activities of multiple sites, from

excavation to landscaping and foundations to bath accessories. Integrated

the contracting of trades with the option and upgrade profit center, to

maximize margins and streamline the process. Initiated 'national account'
