• Successfully managed multiple construction projects ranging in cost from $5.7 million to
$100K in size.
• Negotiated a variable line item contract with a non-profit organization to rehabilitate a 24unit housing project. They had many needs and a small budget, with original costs three times the budget. Worked with the customer to prioritize needs while meeting necessary repairs to satisfy the various lenders and grantors. Phased construction to minimize costs of relocating residents. Project re-opened on time and within budget.
• Involved from project selection and bidding, to subcontract negotiations, contract letting,job scheduling, onsite construction management till project completion, negotiated
contract change orders, through contract close out.
• When negotiating contracts with subcontractors, identified areas of high risk for subs,
minimized that risk to ensure best price and quality from those subs. Because of good
relationships and efforts to make subs profitable, kept projects on time, in budget, and out of costly litigation. On a current project, cut the structural steel contract by 16% by finding a source for stainless steel pegboard and a supplier for galvanized grating, making the structural steel contractor not only more competitive, but much more accepting of a complicated job schedule.
• Because of great relationships with previous customers and architects, have always
received excellent verbal recommendations when a new government entity customer
researched our background. New projects start off on the right foot. Integrity and honesty
in construction, good follow up and warranty work in a timely manner has our customers
speaking well of us when they didn’t need to, after our relationship has ended and we
both had moved on to the next project.
• The success of any change order is discovering the problem before it has a chance of
stopping your project. At the Coronado Public Services project, I realized early on that
the Mechanical systems for the building were not compatible with the structural elements
of the building. Through a series of RFI’s and change orders, was able to keep the project
from stalling, kept the costs of the modifications low because compensable delay was
minimized, and yet still added a couple of weeks onto the contract completion date.
Foresight for problems and delay helps keep the customer’s budget in line, and with no
cost construction extensions, keeps the project “on time”.
• Litigation remediation – Problem solving at the toughest level – Fixing a project that
another contractor couldn’t fix, with unhappy customers to start with. Successfully
completed projects that dealt with subsidence damage, slab cracks, water intrusion,
waterproofing, non-compacted fill, leveling/lifting buildings, underpinning and structural
rehab, rust, mold and the list goes on. Typical project was underfunded. Completed
projects with excellent workmanship/quality control with very happy customers.
• Orchestrated the conversion from private contractor/Developer to public works
contractor, including all the systems for documenting compliance with “prevailing
wages”, performance/payment bonds, OSHA, SWPPP, prequalification packages, etc.
• Invested in and ran two million dollar development projects from land acquisition to
financing to actual construction through the sale of developed property. These projects
were a blast because I got to be involved in the value engineering/value added process
and in all the finish designs and marketing of the final product.
• Have trained superintendents and foremen, and maintain a loyal workforce through
honesty and good working relationships. Our “junior” superintendent has been with us
for 10 years.
• I use Microsoft Project for job scheduling, Microsoft Outlook and Microsoft Word.
• I’ve had exposure to Primavera SureTrak, Microsoft Excel and Quicken.
• I have extensive experience reading plans and specifications and EM 385-1-1.
I graduated from the University of Southern California with a
Bachelor of Science degree in Business Administration.
