Estimated and participated in a project subcontractor buyout of the 250,323 square-foot Napa Riverfront Project worth over

$45 million dollars, which earned the best mixed-use design award from the North Bay Business Journal, and saved $2

million dollars.

Implemented and developed a subcontractor data base in Bidmail, expanding its usage by subcontractors and suppliers by

over 50%.

Initiated, redesigned, and restructured the Excel bid-estimating spreadsheets, thereby decreasing the number of change

orders, and saving money.

Solicited and secured hundreds of new subcontractors and suppliers.

Initiated, revised and adopted the FTP (ftp-file transfer protocol) site-bidding process for all new projects, eliminating

Lead and negotiated the budgeting and sale of the $2.7 million 4,216 sq. ft. LaToque Restaurant project, including extensive

value-engineered, cost-saving alternatives.

Budgeted, negotiated, and sold the $12 million design/build Benovia Vineyards 18,000 sq. ft. residence project, including a

120-page estimate with value-engineered cost-saving alternatives and detailed cost breakouts.

Estimated and sold the $7 million, 22,650 sq. ft. Carneros Winery project from its pre-concept phase through its completion.

Budgeted and won the $9.3 million, 15,780 sq. ft. Marciano Winery project.

Managed a Junior Estimator/Superintendent on projects.

Senior Estimator

Estimated, sold, and won the $13 million Stull residence project in a highly-complicated and competitive project in Napa

Valley.

Directed the landscape/site design change for the Stull residence, receiving accolades from the project team for producing a

very comprehensive and well-organized presentation package including landscaping, piping, pool, site walls, flat work, stone

work, etc.

Initiated, authored, and presented “Ryan Guidelines to Cost Risk and Best Practices in Estimating” for the Estimating

Department, increasing efficiency, minimizing risk, and increasing cost savings.

Budgeted, negotiated, and sold the high-end Werdel residence project in the Mayacamas Resort area, which included a long

list of value-engineered cost-saving alternatives.

Lead Phase Two of the $3 million Prager Winery project, assembling a comprehensive budget for the complete build-out of

the winery.

Acted as key budget estimator on the buyout of an addition to the historically-significant Little Red School House project.

Design Project Manager (2003 to 2005); Senior Estimator (1997 to 2003); Junior Estimator (1991 to 1997)

Estimated, designed, and directed the $175+ million design/build and estimating efforts for seven phases of military family

housing, including over 1000 housing units at the Naval Air Station, from conception to approval for construction, receiving

outstanding reviews from the Navy, while achieving overall positive ROI.

Designed and directed oversight of the house and site design engineering disciplines for the Milcon and privatization projects

bids, including preparation of proposals, construction drawings, and specifications for projects ranging from $100-500

million.

Collaborated with the Development & Finance staff in developing a Proposal Schedule and a Design Submission Schedule,

leading to a Units-On-Line Schedule/Construction Schedule, thereby maximizing construction opportunities and dollars,

while minimizing impacts to military families.

Lead the design teams for the majority of projects, including:

o Evaluating conceptual design strategy approaches, and preliminary cost budgets,

o Directing Civil and Building Junior Estimators, (providing input on performance appraisals,)
