identifying surface and mineral owners, and communication with title attorneys. Research is

conducted online (when applicable), and in the field, within county courthouses. My focused attention

to detail has served as a valuable asset as a Landman. As a real estate appraiser I have gained

experience in: reading and interpreting legal descriptions, including metes and bounds, section-

township-range descriptions, reading surveys to interpret easements, encroachments and right of ways,

reading title documents, review of land contracts and leases, use of county appraisal district websites

for researching land owners, use of state government websites for oil and gas lease data and maps.

Position: Appraiser/Business Manager

My responsibilities included marketing of appraisal and consulting services, research of deed

records to report deed transfer history of the subject property and the comparable sales,

ONLINE AND ON SITE TITLE WORK /ABSTRACTING, the inspection of residential properties

(including analysis of right of way, easements and encroachments, and ingress and egress to and

from the properties), analysis of highest and best use, research, study, and analysis of F.E.M.A.

and Census Tract maps, title, tax, and market data research, study and analysis of land surveys,

the compilation and study of available market area statistical and cost data to produce residential

appraisal reports. Another integral part of the appraisal process includes reading of builder plans

(blueprints) and specifications and/or measuring of site improvements to develop (through take-

offs from the plans) floor plan sketches with the use of Apex software via an interface within ACI

appraisal software.

Detailed responsibilities have included:

• Maintaining and developing customer relationships through personal meetings, emails, and

webinars, development of electronic delivery system to include digital signatures, digital

photos, and digital maps.

• Performance of interim construction inspections/reports and final inspection/reports for banks

and builder clients.

• Completion of appraisals performed for various corporate and private clientele, including (but

not limited to): Pulte Mortgage (Mortgage lender owned by Pulte Homes, LLC); Taylor

Morrison Home Funding (Mortgage lender owned by Taylor Morrison, Inc.); Universal

American Mortgage (Mortgage lender owned by Lennar Homes, Inc.), and multiple Banks and

Appraisal Management Companies including (but not limited to): Flagstar Bank, American

Bank, Bank of America, Cattleman’s National Bank, Lender Services, Inc., and Streetlinks

Appraisal Management Co.

• Development of customized commentary and processes to meet individual client needs.

Development of a database of sketches from builders’ plans using “Apex” drafting software,

and cost approaches made from builder specifications.
