TITLE SEARCH

Experienced in all phases of title work, including compiling abstracts, examining and interpreting

instruments, determining leasehold status, mineral breakdowns, ORRI, working interests, etc. Vast

majority of experience gained in and around producing areas and areas of complex title including BLM

record title chains and operating rights.

RIGHT OF WAY

Telecommunications. Negotiated right of way agreements, easements, grants, co location agreements,

leases, etc., including damage assessments associated with acquisition and construction. Managed large

scale Broadband/VDSL projects, consisting of staffing, data base recordation of projects, working with

clients and engineering staff on location placements and procuring of both pad easements for facilities

and linear easements for point of feed, city and county permitting and proposals. Dealt with arbitrators

and assisted in condemnation suits. Addressed zoning issues as well as historical dedications.

Pipeline and Gathering Systems. Acquired rights of way for 200 mile 24” natural gas pipeline along with

compressor sites and gas processing facility site involving extensive title research and negotiations. Also

involved with Bureau of Land Management, BIA, state, county and city municipalities with negotiations

and permitting. Performed feasibility studies to secure routes for methane gas pipelines in the State of

Virginia. Duties involved selecting suitable routes and acquiring all easements, permits and requirements

for boring under the James River.

DUE DILIGENCE

Broad base of expertise in both acquisitions and dispositions of assets including mainline pipeline

systems, multiple gathering systems, mineral purchases and sales, producing and non producing assets

as well as real estate assessments. Duties also included contacting federal and state agencies for

consents and notifications, identifying defects over thousands of miles of pipelines and curing all defects.

Experienced in meeting any and all requirements set forth in title opinion. Also experienced in

recognizing any title defects and curing prior to examination by attorney.

ACQUISITIONS

Performed lease acquisition services throughout Texas, Louisiana, Oklahoma, Arkansas, Mississippi,

Extensive experience in seismic options, permitting and negotiations of damages for both 2D and 3D

including lease option follow ups. Addressed surface tenant’s issues and formulated documents for

consent and subordination to any geophysical exploration agreement.

Authored Landmans' Manual for brokers. Designed and implemented CAD programs to identify possible

REPRESENTATIVE PROJECT EXPERIENCE

Enerdyne Power Systems. Engineered and performed feasibility studies for routing of multiple pipelines

from municipal and private landfill operations to major industries such as Honeywell in Virginia for the

transportation of methane gas from the landfills. Mobilized and managed ROW agents for acquisition of

easements, permits, including routes across/under the James River.

Regency Gas. Performed post closing due diligence duties for client following gathering system

acquisitions in Oklahoma, Kansas, North Louisiana, East and West Texas. Duties included, but were not

limited to determining all gaps or irregularities which would affect the successful operation of the gathering

lines, determining any additional requirements lacking after closing and confirming all proven rights

including producer’s rights. Also mobilized and managed field operations as needed. Designed

database system for tracking and maintenance.

Western Gas Resources, Inc. Recruited by Western to mobilize and manage a due diligence team to

review, organize and assimilate records provided by El Paso Field Services, Inc. and prepare closing

exhibits. Worked with Western representatives using networked Access databases to accomplish tasks.

Also retained by El Paso Field Services to perform post closing requirements and curative after sale.

El Paso Field Services. Mobilized and managed due diligence teams both in the field and at Houston

offices for the disposition of gathering systems located in Kansas, Oklahoma, Wyoming, Colorado and

Louisiana. Created database specifically designed for due diligence/curative functions, identified and

cured defects throughout the systems. Prepared all closing exhibits and assisted in closing for both legal

councils and operatives for buyer (Western Gas Resources, Inc.) and seller (El Paso Corporation). My

system also allowed me to identify any and all gaps and defects and obtain right of way documents and

settle all defects with property owners.

AT&T Broadband. Responsible for acquisition of pad easements for secondary hubs, access and power

feeds which included addressing and complying with all city and county zoning ordinances in the State of

Washington. Negotiated reasonable prices for sites from private property owners. Called upon to use

creative means to acquire easements due to size and scope of sites. Provided easements and

permitting research for Alpha Power Systems.

Colorado Natural Gas, Inc. Acquisition of right of way easements for natural gas pipelines in rural

Colorado. Acted as entire ROW department for CNG with duties such as title research, field feasibility

inspections, negotiations, Eminent Domain/Condemnation proceedings, survey coordination, and local

jurisdiction compliance.

Metricom, Inc. Managed right of way representatives and site acquisition specialists responsible for

securing franchise agreements, municipal consents, wired access point leases and deploying and

maintaining mobile data poletop equipment.

U S West (Qwest) Communications, Inc. Responsible for start up, organizing and managing new

Broadband/VDSL project in Colorado, Washington and Oregon. Contracted by U S West to work in

conjunction with them and their contract engineering firm in obtaining easements and/or permits in

Denver Metro plex with public municipalities and private property owners. Dealt extensively with city and

county municipalities regarding franchising, permitting, zoning and historical compliance. Called upon to

create groundbreaking concepts to complete this project.

Global Land Services. Responsible for obtaining and maintaining client base for land services involving

both oil and gas and right of ways. Managed and completed projects in Texas, Arkansas, Colorado,

Oklahoma, Florida and Wyoming. Managed due diligence projects in East Texas (Rainbow Resources,

Inc., Kilgore, TX, Gibson Drilling Company, Kilgore, TX, Hinton Production Company, Mt. Pleasant, TX,

Enserch, Dallas, TX, Rosewood Resources, Inc., Dallas, TX).

Lake Ronel Oil Company. Coordinated title and acquisition work for both leasing, ROW and seismic

activities throughout the states of Texas, Oklahoma, Arkansas, Louisiana, Florida and Wyoming. Provided

research and data in order to prepare drill site opinions in each of these states. Duties included

numerous due diligence projects in acquisitions in counties and fields throughout Texas, Arkansas,

Colorado and Oklahoma. Research in these areas typically required an extensive level of expertise due

to old fields with numerous operators and working interests owners.

Apollo Energy, LLC. Acquired numerous prospects in the Rocky Mountain region, specifically large

prospects in the Piceance Basin, facing stiff competition with numerous large oil companies in the area.

Prospects were successfully acquired and majority has already been drilled. Required vast knowledge of

dealing with landowners, BLM and public opinion in very sensitive areas. Also assisted in acquiring in

excess of 230,000 acres in Shallow Niobrara Gas Project in Southwestern Nebraska during the same

period. Project was sold to a major oil company and is successfully being drilled at present. Numerous

projects were also completed over the years in Wyoming’s Wind River Basin. Acquired leases in Eastern

Utah (Fee, Federal and Uintah & Ouray Reservation, BIA).

Pegasus Oil and Gas, LLC. Responsible for acquiring and managing significant shale prospect acreage in

the Williston Basin, North Dakota, the Piceance, San Juan and the Northern DJ Basin, Colorado. Also

assisted in the sale of projects to numerous major operators. The vast majority of the prospects acquired

are now producing.
