1994-11-1-13 Property Manager of 240 unit low-rise multi-condominium in Pompano Beach. Duties
include assisting in the day to day operation, and overseeing of maintenance, landscaping,
and janitorial personnel. This includes work assignments, vacation planning, and payroll.
Creation of specifications and solicitation of bids for contracted work for Board of
Director approval. Assist in the conducting of reserve studies and collaborate with
Association Treasurer for annual budget formation. Assist in the development and
enforcement of Association rules and regulations. Assist in the establishment of policies
and procedures for operation of Association. Keep Association apprised of pertinent law
changes and arrange for compliance, including required and recommended building
upgrades. Coordinate all necessary communication between Association and property
management company office. Help create specifications for contracted work, roof
replacement, concrete restoration, elevator upgrades, pool equipment modernization, and
pool resurfacing. Overseeing of contractors’ progress and specification adherence for
condominium sponsored work. Filling out of H.O.A. questionnaires, and certificate of

unit hi-rise condominium in Pompano Beach.
1985-1988 Maintenance supervisor of an approximately 200 guest room Holiday Inn franchise in
Fort Lauderdale, owned by Triple T Inns, Inc.
1982-1985 Building Superintendent - Renovation Supervisor, multi-faceted position in a 17 story
High-rise hotel converting it into a residential co-operative. Maintained required fire
Safety licenses for building operations.
1980-1981 Assistant Building Manager, “The Helmsley Building”. Assist in the operation of a 1.5
million square foot, 37 story, commercial hi-rise office building, in N.Y.C.
Trade Working Knowledge of:
Plumbing: Working knowledge of P.V.C., C.P.V.C., piping, copper and galvanized potable water
systems. P.V.C. and cast iron waste systems including lift stations, Irrigation systems
including timers and zone valves. Have good understanding of High-rise water
distribution, including hot and chilled water circulation systems.
Electricity: Working knowledge of electrical distribution systems, including single and
multiple meter pans, apartment and house circuit breaker panels, Single and three phase
wiring, grounds, conduit sizes, wire sizes, wiring schematics, trouble-shooting electrical
shorts and opens. Knowledgeable in wire size to ampere draw correlation, and proper
circuit breaker sizing.
Roofing: Knowledgeable with the drying in process, single-ply, and multi-ply roofing
systems, including drip edges and flashings. Familiar with hot tar kettle operation, torch
down systems and roof cement application. Working knowledge of shingle, and tile roof
installation. Familiar with applicable building codes relating to roofing.
H.V.A.C: Familiar with air handling systems for air-conditioning and heating. Working
knowledge of split systems. Familiar with chillers, water cooled systems, and cooling
towers.
Carpentry, Rough and Finish: Working knowledge of building framing, including
trusses, door and window installation, and all related molding installation.
Drywall installation, taping and finishing: Working knowledge of drywall
installation, along with applicable codes. Skilled working knowledge of taping and
finishing.
Masonry/Concrete: Working knowledge of mortar, lath, and stucco installation and repair.
Familiar with creating concrete forms, re-bar placement and tying, concrete placing, and
finishing. Familiar with concrete restoration repair process.
Tile/Pavers Working knowledge of lay-out, adhesives, and material setting, and grouting.
