Community Site Manager

Technician and Groundsman for a HUD Section 8 site with 126, 1-4 bedroom townhouses. Assigned to
turnaround 4 sites with administrative problems. Included 26 and 56 unit senior sites and 35 and 72 unit
family residential sites with Tax Credit and Section 8 housing.
Financial
• Maintained accurate records of all community transactions and submitted on a timely basis (i.e.,
rent rolls, delinquency reports, move-in/move-outs).
• Prepared annual $300K operating budget.
• Ensured that $100K/month in rents and late fees/check charges were collected, posted and
deposited.
• Generated necessary legal action and documents and processed in accordance with State and
Company guidelines.
• Provided constant vendor/contractor communications concerning scheduling, billing, vendor
relations and certificates of insurance.
• Ensured that A/P invoices were submitted to the corporate office for payment (30-40/month). Had
signing authority for bid requests up to $5K.
• Handled petty cash fund of $350.00.
Leasing
• Ensured property was rented to fullest capacity.
• Utilized marketing strategies to secure prospective residents.
• Continually monitored and analyzed budget guidelines, renewal information and marketing data
to be able to give up-to-date and proper information when requested by District Property Manager,
