Accomplishments: Instrumental in implementing policies that brought the
Condominium from near receivership to profitability. I have a great deal of
knowledge in finance, law, and collections. My primary responsibility is
increasing collection rate as the property was at a low of 60% receivables,
and floundering on receivership. I was in charge of implementing a system
of immediate and effective collections procedures. This was a combination
of continuous personal monitoring, letters, working with collection agency,
attorneys, unit receivership's by association, and foreclosures. I
implemented a marketing campaign, which resulted in 40 unit foreclosures
sales with a 50% to 100% increase in prices in one year.
I was able to negotiate a loan of $400,000.00 for Elevator Project with
just one year of sound financials.
I was successful in receiving Court Ordered Receivership's for 5 units in
the building. I also negotiated the sale of the Cell Tower Lease for
$100,000.00/
Other responsibilities provided developing budgets, contract reviews,
maintenance, invoicing, expense reviews, and other projects. At the present
time this Association is both sound financially, and physically.

Accomplishments: Bringing renovation projects to successful completion,
hiring contractors, evaluating proposals and participating in contract
negotiations. As a Project Manager, I have been instrumental in replacing
roofs on 39 buildings, pool renovation, tree replacement and design, new
sprinkler system, new security system, all new paint on 120 units and
stucco repair for 35 units.
