Responsible for buildings, tenant relationships, department staff and vendors. This includes building and grounds maintenance, construction project management, vacant space leasing, lease agreements, security program management, records retention, fixed asset acquisition, property insurance coverage, disaster recovery, negotiated contracts, tenant billing and collections, and departmental budget development and implementation. Major Tasks, Responsibilities and Key Accountabilities Ensure that buildings and grounds are safe and maintained at a high level. This includes oversight of cleaning, painting, garbage removal, repairs, snow removal, landscaping, auto maintenance, and help desk ticket review. Manage new construction and remodel projects including the hiring of architects and general contractors, obtaining requirements, costing, contract negotiations, final plan proposal with budget, permitting, inspection, and punch list follow up. Minimize tenant vacancies and turnover. Actively market available space through networking and the use of commercial real estate brokers. Manage the Security program including security policies, access levels, staff training, badge issuance, key inventory, video camera deployment and retention, and compliance. Administer the purchase and servicing of all credit union equipment or furniture excluding those managed by the IT, Operations, or Electronic Payments departments. Assist the CFO in maintaining the appropriate insurance coverage for buildings, autos, and equipment by communicating additions or deletions to our insurance broker. Maintain and test the departments Disaster Recovery plan annually. Responsible for administering third party department contracts and following risk assessment policies for assigned area of responsibility. Negotiate / review service provider contracts. Review and maintain vendor confidentiality agreements.
