Ensure day-to-day operating procedures, scheduled maintenance activities, and all other systems services are performed safely and efficiently as required.

Perform shift tours, record and log the relevant information, and report any concerns to the property manager or appropriate personnel, fully investigating any issues that arise as required

Respond to demand and emergency issues promptly, utilizing the computerized building automation system (BAS) or manual systems where appropriate.

Perform routine inspections and tests on building fire and life safety equipment. Provide the necessary support to allow scheduled maintenance and repairs to be carried out on such equipment

Perform routine inspection, maintenance, and repairs to all assets and any other related equipment

Start up and shut down major building equipment such as generators, chillers, pumps, cooling towers, etc.

Responsible for coordinating all preventive, corrective and emergency maintenance activities.

Perform initial troubleshooting to mechanical and infrastructural systems, including: Electrical systems, HVAC systems, plumbing systems, life safety systems, security systems, roofs, drains, shop equipment, A/V systems, emergency power systems, and systems furniture.

Inspect buildings, space, grounds and/or equipment regularly for problematic or unsafe conditions.

Perform and oversee general and preventative maintenance tasks including: Equipment checks, equipment performance monitoring, cleaning, lubrication and service of a wide variety of components/devices.

Perform scheduled preventative maintenance services and electrical thermal imaging of PDUs, static transfer switches, overhead bus systems, transformers, power panels and circuit breakers.
