PROJECT MANAGER / SUPERINTENDENT - ASI BUILDERS 04/2017 - PRESENT
ASI is a development company specializing in multi-family construction. As Project manager my duties were to make sure all building plans were integrated properly together, handle weekly owner meetings, schedule subcontractors, write up scopes of work for all trades, collect estimates from subcontractors and verify that those estimates were correct based on building plans and scope of work. I negotiated contracts, I dealt with plan changes with the city, subcontractors change orders and provided all close out documents as required for certificate of occupancy on the projects. As job site Superintendent my duties were to hold weekly safety meetings, direct subcontractors while on the jobsite, provide 3-week look ahead schedules and make sure that all deadlines were met as they pertain to the master schedule. I provided daily construction reports and documented any delays to the project. I was responsible to verify that work being done in the field matched the current scope or work and approved building plans. I handled all inspections with structural engineers, deputy inspectors and building inspectors.

·For seven years, I established my own business whereby I cultivated new clients, and developed an excellent reputation for bidding projects, reading and understanding blueprints, and was responsible for hiring subcontractors, negotiated contracts, as well as managed employees. As the owner, I was able to effectively manage projects, procure materials, served as the manager of all projects, and established an outstanding relationship in dealing with city inspectors, pulling permits, and keeping budgets on track.
PROJECT & CONSTRUCTION MANAGER HYMAX BUILDING CORP. 01/2006 – 12/2010
·Project manager for a large development building multi-family homes. Handled scheduling, managed subcontractors, and conducted weekly meetings with the owners. Independently handled all inspections, made on-site changes to move the projects to completion, and addressed all issues to ensure plans meet with site conditions. Managed budgets, contract regulations and negotiations, and facilitated deliveries of all job-related materials.
OWNER - INNOVATIVE FLOORING & PAINTING 03/2003 – 12/2005
Conducted sales, customer service, cultivation of leads, on site supervision, contract negotiations, and designed a retail location where business was conducted. Of major note and significance was being selected as one of the primary contractors to work in the new home development known as Westridge in Valencia, CA. Many of the homes bear my design, flooring, painting, and interior concepts.
