Client: Hewlett Packard, Palo Alto, Sunnyvale and San Mateo, California

Responsible for demolition and restoration of office complexes vacated by HP acquired companies to meet the satisfaction of master landlords and property management leases. This also included assisting in moving 7,500 employees and their equipment to three different new locations within the Silicon Valley area from the sold Cupertino, CA campus.

Created transition spreadsheets in conjunction with MS Project to track progress of work with coordination of HP Global Real Estate, contractors, ISS resources to complete projects including the total remodel of the three Sunnyvale, Maude Ave buildings (400,000 square feet) including weekly progress updates to stakeholders. The Maude Ave T.I. project completed three weeks early.

Raytheon Corporation January 2010 – July 2011

Position - Project Engineer

Lompoc & Goleta, California

Re-written entire preventive maintenance program to include newly installed equipment, emergency procedures that were integrated in the SAP and MP2 systems that increased equipment uptime by 95%. This included the creation of Raytheon ESH certified job hazard analysis for each PM procedure that highlights key safety elements.

Upgraded the Lompoc facility (65,000 square feet) warehouse storage areas by installing upgraded storage racks, providing inventory management of critical spares and storage of critical wafer production equipment awaiting deposition.

Project engineer on facilities upgrades at both locations for many facility upgrades.

Pride Industries June 2009 – October 2009 Position - Interim Facilities Manager

Client: NASA Dryden Research Center, Edwards AFB, CA

Interim contracted Facilities Manager to promote a smooth transition for the new maintenance OEM maintenance contractor for all facilities maintenance on 62 buildings and 8 hangers (8.6 Million Square feet).

Turned around the inadequate maintenance practices that caused contract termination by the government through training and implementing random quality checks on technicians. This also included corrected documentation on the following: Tracking KPI’s monthly, Refrigeration Management, Equipment History, Work Order Management, Inventory Management, Purchase Order Management, Reliability Centered Maintenance (RCM), Time Cards, and Quality/Safety. Supplied Space Shuttle support when landing at Edwards AFB and daily flight operations facilities building support as required by scope of contract.

EnerNOC July 2008 – October 2008

Position: Project Manager – Central California Region and parts of Massachusetts

Managed new utility provider sites located in central California by completing all documentation on CRM and utility companies.

Performed on site surveys and implementation of monitoring equipment used in utility Demand/Response events. Provided coaching of utility providers to reduce their energy consumption by alternate procedures above their contract curtailment if production and extreme temperatures prohibit curtailment of equipment to stay within the megawatts stated in their contract with the utility company.

Vandenberg AFB/Lompoc, CA, (385,000 Square Feet, plus active launch site)

ESH Manager for 1.5 years as additional duty to ready the Spaceport for a major corporate audit. SSI awarded ITT Industries Systems Divisions EHS Gold certificate after 2007 audit.

Provided change agent maintenance management to upgrade systems readiness, and overall facility capabilities of the Integrated Processing Facility (IPF) by changing reactive maintenance practices to predictive techniques that produced 98% equipment uptime during campaigns by the National Reconnaissance Organization (NRO), the U.S. Air Force and NASA that use the IPF to process their satellites prior to launch on Vandenberg Air Force Base, California.

Project Manager for many IPF building & launch site upgrades to stay abreast of changes in space vehicle designs and requirements. including the accelerated schedule of completing a new launch gantry three months early as required by the U.S. Air Force. Within two years, modifications to the gantry that included HVAC for a clean room, modifying the gantry taller to accept a larger rocket without major modifications to still accept retired Minuteman 1 & 2 space vehicles used in prior launches.

Client: Compaq Computers & Hewlett Packard Corporation, Cupertino. California

Provided leadership, assistance, and training for ten engineers who maintained all of H.P.’s Cupertino and Fremont California locations (2.3 Million square feet,13 buildings) by enhancing existing generators, ups systems, electrical & HVAC systems through preventive maintenance, and equipment upgrades worth $18 million dollars that supported 6 major main frame computer hubs.

Key project consultant to consolidate the 5 different BMS systems to on for the campus upgrade worth $1.7M.

Performed all research for purchased parts and accessories required to keep the equipment in maintainable condition.

Flour Facility & Plant Services March 1997 - May 2001 Position - Shift Supervisor/Senior HVAC/Alternate Utility Plant Supervisor

Client: IBM San Jose, California

Supervised, maintained and operated newly installed HVAC equipment used in the ISO class 5 clean rooms of IBM’s $35 billion dollar disk drive head manufacturing complex.

Identified several architectural design problems with the new 35,000 cfm dehumidifiers being installed by addressing the lack of serviceability issues of the design and projected placement of the equipment. Because of this action, assigned to the Project Design Review Team to protect project schedules and prevent design oversight in future projects.

Alternate Utility Plant Supervisor that provided high pressure steam, chilled water and compressed air to all major manufacturing buildings. Also managed the EPA/CFC refrigerant program for three IBM campuses and the main utility plant by controlling inventories, monitoring usage, totaling 45,800 tons of refrigeration capacity with no violations.
