Project Manager

Estimate and manage tenant improvement, seismic upgrade and machinery installation projects ranging in size from $125,000 to $3.5 million. I have won over $3.5 million in projects over the last 6 months.

Experience includes programming a project from job-walk to construction completion. I have written over 100 construction contracts. Skilled in writing detailed scope and schedules. Manage all submittals and RFI’s. Meet with owners to review project status, punch walk items and formal project close-out.

On a monthly basis, submit project EFC and billings.

Focusing on construction process, completed the demolition and installation of 41 new hospital food service carts in 3 weeks; 3 weeks ahead of schedule. Profit was increased from 14% to 30%.

Mentor Project Engineers in contract writing and scheduling principles. Knott’s Berry Farm, Buena Park, California 2015 - 2016 Director of Electrical and Attraction Maintenance

Oversaw the Ride Maintenance, Electrical departments and associated facilities with a budget of $8.0 million and a team of 100. Made budget in 2015 and 2016.

Revamped PM plans to comply with regulatory requirements including new title and numbering format.

Started a procedure manual for maintenance processes including timesheets and training documentation.

Wrote and presented a business case for the purchase of a new computerized maintenance management system. As a result of the business case, a new CMMS was purchased.

Worked with HR to justify (1) new supervisor position and (2) new mechanic positions.

Wrote a plan to show the benefits of utilizing a recruiting firm for hiring former military mechanics. Result of plan was the hiring of (8) military mechanics.

Worked with Cal/OSHA to resolve Ghost Rider rollercoaster fall protection issues. Walt Disney Company, Anaheim, California (Disneyland) 2006 – 2015 Program Manager, Attractions Fall Protection

Team had a mandate to mitigate 923 fall hazards by April 2015. Project completed on-time.

Lead a cross functional team in scope development, system design and construction engineering for attraction fall hazards resulting in 61 approved projects and $22 million spent. Manager of Maintenance Training

Lead a team of eight.

Developed training key performance indicators to enable maintenance executive leaders to gauge the status of mandatory safety and regulatory training. The result of this effort was a greater focus on maintenance training.

Built a SharePoint digital dashboard displaying regulatory training KPI’s resulting in a daily status update. Completion percentage went from 47% to 92% in 2 years.

Partnered with maintenance teams to change the new hire on-boarding process from bimonthly to monthly enabling the addition of more regulatory training classes.

Partnered with Cast Scheduling to schedule maintenance cast members into safety and regulatory training 60 days in advance. Result of better and longer planning allowed maintenance teams to cover necessary shifts without the use of overtime.

Program Planning Manager, Integrated Facility Planning

Built and presented, to Senior Executives, the resort project portfolio for my assigned area through the development of scope, justification and constructability. Planned and justified over $150 million in projects from 2007 to 2011.

Built multi-year asset replacement plans for attractions, facilities, utilities and other. Result of this effort showed a projected spend on each location for 5 to 20 years.

Worked closely with other groups to integrate capital projects and California Adventure expansion work, e.g. the replacement of chilled water valves during street work in California Adventure.

Developed several maintenance replacement programs including but not limited to roofing, paving, building refreshment and major equipment replacement.

Completed the Disneyland Resort implementation of the VueWorks roof management GIS software program. Result of effort was a complete installation in 90 days after the project had stalled for 18 months.

Corrpro Companies, Inc., San Diego, California 2002 – 2006 Program Manager

Managed the Coatings Division, San Diego office with profit and loss accountability. The annual revenue in 2002 was approximately $1 million per year and was tripled to over $3 million per year in 4 years. The office operated three businesses, Naval coating operations, coating consulting and coating inspection.

Improved all of our project processes resulting in a one day reduction in each of mobilization and demobilization and an overall reduction in project execution.

Managed the program/project in Bremerton during 2005 and 2006 totaling over $2 million in revenue.

Managed the program/project to recoat 7 above and below ground storage tank floors totaling more than

$350K. All 7 tanks were completed on time and on budget.

In 2005, started a permanent operation in Bremerton, WA giving me regional responsibility and adding an additional $1 million per year in revenue.

Approved all project schedules, budgets, change orders (both submitted and received) from sub- contractors and vendors.

Submitted a monthly revenue and expense forecast to the president of the company.

Made all final hiring decisions.

Built a training program to help laborers progress to sandblaster or painter. Result of program was reduced turnover, and an overall lower cost of sandblaster and painter. EDUCATION
