As a site manager for telecommunications infrastructure installations, I ensured compliance with federal, State and local regulations and conducted due diligence assessments for a large portfolio (i.e., +20,000 cellular towers and DAS projects). Site selection, permitting and compliance obligations performed in accordance with NEPA, ESA, SHPO, NHPA, ASR, FCC, FAA, FEMA, and DOT (Right of way) regulations. Managed multiple vendors to complete environmental reviews, and as a subject matter expert, supported Real Estate Directors in mitigating the risk of impact to environmentally sensitive areas. Sears Holdings Management Corporation (SHMC) Hoffman Estates, Illinois Manager of Environmental Affairs 2014 to 2016
Provided in house environmental management of SHMC’s vast real estate holdings; consisting of corporate, retail, automotive service, warehousing and distribution properties. Primary roles are as follows; manage the site remediation portfolio, execute due diligence assessments, draft access agreements and environmental liability allocation in settlement agreements, ensure UST are in compliance and that EHS protocols are enforced. Successfully remediated sites through Voluntary Programs, RCRA, LUST and Superfund. Routinely supported real estate group with contaminated site risk assessments (including cost forecasting), and settlements negotiations. Responsible for the annual evaluation of the environmental corporate reserve. Continual development toward increased group functionality (e.g., project status tracking, matrix based vendor ranking, EMS design and maintenance, etc.). Also served as the 24 hour emergency contact for spill incidents or releases. Selected Contributions:
Managed a comprehensive environmental liability assessment for a +300 site Real Estate Investment Trust (REIT) transaction. Due diligence assessments and cost estimations were performed to establish provisions for each REIT property, which was integral in closing the $2.6 billion sale. During which I coordinated and oversaw investigation and remedial activities by managing Sears’ personnel and teams of vendors and contractors, all while maintaining the $13M project budget. Re evaluated the corporate environmental reserve with a probabilistic approach, using historical data and engineered opinions of cost, to establish expected values. Upgrading previous years’ single outcome style resulted in a $30M savings. BBJ Group, LLC Chicago, Illinois
