Operations Manager

I oversee the daily operations of Lakewood Center and give support to Los Cerritos and Stonewood shopping centers. This includes over 525 retail and food use tenants on over 245 acres and outlying parcels. I Oversee the daily operation of janitorial and maintenance staff which are over 35 employees. This includes holding weekly meetings to insure goals are met.

I work closely with tenant coordination and oversee all landlord improvements and tenant build out to insure that they meet landlord design criteria and are on schedule for completion. I direct all contract services which include landlords GC’s, landscape, and service vendors, to insure that the work is done on time and within budget.

I Create operational CAM budgets and Capital Improvement budgets every year and follow that budget strictly though out the year. I also develop a five year Capital budget for outlining years. I work closely with the city to make sure that the shopping center in code compliant with Federal, State, and local codes and laws. I Oversee major capital projects and tenant buildouts. I Develop, create RFP/RFB’s, bid out, contact, and oversee all CapEx projects and service contracts .I insured that we were getting economies to scale when ever possible.

I Work with my other two Operation Mangers to guarantee that deadlines are met for Capex project’s and tenants build outs on time. 2014 to 2014 Craig Reality Group Commerce, CA

Operations Director

I oversaw the daily operations of Citadel Outlets in Commerce, California. 140 retail and food use tenants.

I maintained the daily operation of janitorial and maintenance staff which was over 60 employees.

I Work with tenant coordination and oversee all landlord improvement and tenant build outs to affirm that they met landlord designs and are on time for schedule for completion.

I oversaw landlord contractors and service vendors,to guarantee the work was done on time and within budget.

Operation Manager

I oversaw the daily operations of twelve community centers in Irvine, California. Centers range in size from 85,000 square feet to over 449,000 square feet, for a total square footage of over 2.3 million square feet and 300 tenants.

I prepared and maintained operation budgets totaling $6.5 million. I completed quarterly forecasts which included explaining variances if any to General Manager and senior management.

I managed and supervised the entire process of all services and projects at the centers. This included writing the RFP or scope of work, qualifying contractors, selecting the contractor, awarding the contract, completing the punch list and final walk through.

I met with tenant contractors and landlord contracts to ensure tenant improvements are inline with approved plans.

I oversaw operations, tenant coordination and all capital projects for 6 centers – The Village at Orange, Hanford Mall, Wenatchee Valley Mall, Promenade at Howard Hughes, with a combined square footage of 2.1M square feet.

I expedited and approved tenant’s conceptual drawings to final drawings and completed store build out.
