Individual loan underwriting and due diligence on performing and distressed loans and high-yield assets.
Analyze personal financial statements, tax returns, credit history and determine DSCR and LTV. Evaluate pending litigation that involve foreclosures, bankruptcies and judgments to assess the risk of prospective borrowers.
Review and analyze promissory notes, deeds of trust, leases, title reports, environmental reports and appraisals.
Perform property inspections.
Assist in property valuations of retail, office, multi-family, SFR, industrial and land by communicating with brokers and reviewing financial statements.
Meet with management to present diligence and determine exit strategies.
Asset Manager
Manage a portfolio of distressed commercial and residential debt.
Assist third parties in maintaining, improving and marketing REO properties
Coordinate and assist in the closing process by maintaining communication with management, title companies and agents throughout the transaction, insuring that key points of information are provided to appropriate parties.
Facilitate the resolution of title issues.
Coordinate with environmental consultants for site inspections, well abandonment and remediation to comply with environmental regulations.
Maintain regular communication with borrowers to address delinquencies and negotiate payment arrangements to help bring loans current.
Monitor and update FICS with account information, collection activity and the status of transactions.
Relay detailed posting instructions to the servicing department as to how funds received should be applied to a loan.
Provide monthly past due reports for management.
